About this opportunity

The State of Connecticut, Department of Administrative Services (DAS) is seeking lease proposals for a significant office and industrial space opportunity in the Greater Hartford Region. The solicitation, designated as LP 24-24, requests proposals for up to 23,000 net usable square feet of space with specific facility requirements, including on-site parking for 500 vehicles. The ideal location must include 15 full-height lift garage bays (measuring 34'Dx16'Wx18'H) and 4 flat garage bays (measuring 34'Dx16'Wx10'H). Proposals are due by August 16, 2024, at 3:00 PM EDT, with a lease term of five years. The premises must be accessible to individuals with disabilities and have public transportation access. Key evaluation criteria include the ability to offer renewal options and/or termination clauses, with a preference for proposals that meet the comprehensive space and accessibility requirements. The solicitation is managed by Gary Bonaldi from the DAS Statewide Leasing and Property Transfer office, and interested parties can submit proposals directly to this contact.

The solicitation does not specify any set-aside designations or restrictions on respondents, though it explicitly states that offers from option holders cannot be considered. No incumbent vendors or current contractors are mentioned in the documentation. The RFP is open to all property owners or their representatives who can meet the specified requirements. Delivery terms are set as Free On Board Destination, with payment terms to be specified by the vendor. While no estimated total value is provided in the solicitation documents, the comprehensive space requirements and extensive facility specifications suggest a significant leasing opportunity for property owners in the Greater Hartford Area. The lack of specific pricing terms or funding requirements indicates flexibility for potential respondents to propose competitive lease arrangements that meet the State of Connecticut's operational needs.
