About this opportunity
The Ohio Department of Veteran Services is seeking a contractor for comprehensive HVAC preventative maintenance and repair services at the Ohio Veterans Home located in Georgetown, Ohio. The procurement focuses on a complete equipment assessment and development of a preventive maintenance program for multiple HVAC systems, including rooftop units, chillers, boilers, exhaust fans, air handling units, and control systems. The contractor will be responsible for monthly preventive maintenance, periodic inspections, and following manufacturer-recommended maintenance schedules for over 300 individual equipment pieces from manufacturers like York, Daikin, and Carrier. A mandatory site visit is scheduled for June 23, 2025, at 10:00am at 2003 Veterans Blvd, Georgetown, OH 45121, which is required for bid eligibility. The contract requires 24/7 emergency service response within 4 hours, with detailed monthly reporting and invoicing, and all work must comply with ADA and OSHA standards. Bidders must submit proposals through OhioBuys and are restricted to suppliers on Index # MAC038, with quotes required to be itemized and not exceed pricing on the specified index.
The procurement appears to be open to all qualified vendors, with potential consideration for minority and disadvantaged business enterprises as suggested by the State of Ohio's Terms and Conditions document. Contractors must meet specific insurance requirements, including commercial general liability, automobile liability, and workers' compensation coverage. Random drug testing will be conducted, and contractors must adhere to strict ethical standards and compliance protocols. While a specific budget range is not explicitly stated, the comprehensive nature of the maintenance contract covering multiple HVAC systems across a veterans home facility suggests a significant contract value. The contract will require extensive documentation, including monthly reports, compliance with state and federal regulations, and adherence to detailed performance standards. Bidders must demonstrate technical expertise in HVAC maintenance, emergency response capabilities, and the ability to work within a structured government procurement environment.
