About this opportunity
South Metro Housing Options (SMHO), a Colorado-based non-profit, is requesting proposals for full-service elevator maintenance and emergency callback services across four residential properties in the Littleton area under RFP #008, with proposals due November 13, 2026 at 2:00 p.m. MST. The contract is subject to Service Contract Act wage determinations and HUD Form 5370-C prevailing wage requirements — a cost and compliance filter for bidders.
The scope covers maintenance, inspection, repair, and 24/7/365 emergency callback services for eight hydraulic passenger elevators (two per facility) at Alyson Court, Amity Plaza, Bradley House, and Overlook at Powers Park. Equipment includes a mix of TK Elevator and Otis units ranging from 2-stop to 7-stop. Contractors must demonstrate multi-manufacturer diagnostic and servicing capability for both platforms, possess all proprietary diagnostic tools and documentation, and employ only State of Colorado-licensed elevator mechanics with adequate local supervision. Emergency callback must meet a two-hour standard response time and guaranteed 60-minute arrival for passenger entrapment (Priority 1 life-safety situations). The fee proposal must itemize costs by labor, materials with specifications, and permits, and include estimated mobilization timeframes and project schedules.
The initial contract term runs January 1, 2027 through December 31, 2027, with options to renew for up to four additional one-year terms at SMHO's discretion. Contractors must provide a minimum of three professional references including scope, contract value, and prevailing wage compliance history; secure comprehensive insurance meeting SMHO requirements; register with SMHO's vendor credentialing platform (RealPage/Compliance Depot) within two weeks of award; and provide a one-year minimum warranty on all parts and workmanship.
Property site visits are available October 20–30, 2026 by contacting kkeller@smho.co. Questions are due October 30, 2026. Selection is based on best pricing and scope options, job references, project timeframe, equipment suitability, and crew availability. SMHO anticipates award by November 20, 2026.
