About this opportunity

The University of Colorado Boulder (CU Boulder) is seeking a Construction Manager/General Contractor (CM/GC) for multiple renovation projects in preparation for the Sundance Film Festival's (SFF) campus relocation in January 2027. The procurement involves upgrades to four potential campus venues: Macky Auditorium, Roe Green Theatre, Muenzinger E050, and Chemistry 140. Key deliverables include audio/visual infrastructure improvements, structural modifications for cinema screens, electrical upgrades, and accessibility enhancements. The project requires a fast-tracked design process with 10 weeks for schematic/design development and 8 weeks for construction documents, with all construction to be completed during summer 2026 after spring commencement. Evaluation criteria will be weighted 80% on qualifications and 20% on fee proposal, with a focus on creative solutions within budget and schedule constraints. Critical dates include a mandatory pre-submission virtual meeting on August 26, 2025, qualifications submissions due on September 9, 2025, and fee proposals due on September 8, 2025.

The contract allows for potential selection of one or multiple CM/GC teams, with the possibility of retaining the selected firm for up to 5 additional years for future renovation projects. The estimated project cost is $1,000,000, with a Guaranteed Maximum Price (GMP) approach. Contractors must comply with specific Colorado labor requirements, including a minimum of 80% Colorado labor, prevailing wage regulations, and the Buy Clean Colorado Act. A performance and payment bond will be required for the project. While no specific set-aside designations for disadvantaged enterprises are explicitly mentioned, the procurement emphasizes local labor participation. The project will require integration with existing campus infrastructure and support the specific technical requirements of the Sundance Film Festival, including provisions for Dolby Atmos sound systems and specialized cinema screening capabilities.
