About this opportunity
The Mercer County Park Commission is seeking proposals for a concessionaire to operate food, refreshment, and catering services at the Boathouse on Lake Mercer, located in West Windsor, New Jersey. The Request for Proposal (RFP) aims to select a qualified Licensee to provide high-quality food and beverage services for banquets, special events, daily golfers, and pool patrons, with a strong emphasis on customer service. The contract term is three years, beginning March 1, 2025, with options for either one two-year extension or two one-year extensions. A non-mandatory site visit is scheduled for January 13, 2025, from 10:00 A.M. to 12:00 P.M., and proposals are due on January 23, 2025, at 11:30 A.M. through an electronic bidding platform. The successful vendor will be responsible for managing all operational aspects of the Boathouse, including maintaining the 4,200 square foot Lakeview Ballroom, 730 square foot Alcove meeting room, and commercial kitchen, while providing all necessary equipment and obtaining required permits.
The RFP does not specify any specific set-aside designations or restrictions on respondent types. The proposed rental structure includes increasing monthly rates over the contract period: $12,500 in the first year, escalating to $13,000 in the second year, $13,500 in the third year, with optional fourth and fifth years at $14,000 and $14,500 respectively. The Mercer County Park Commission will provide basic furnishings and cover utility costs, while the Licensee will be responsible for maintenance, pest control, and other operational expenses. The facility includes various amenities such as the Lakeview Ballroom, Alcove meeting room, and a commercial kitchen, presenting a potentially attractive opportunity for a food service operator. No incumbent vendor is mentioned in the documentation, and there are no specific requirements for technology integration or existing infrastructure beyond the current Boathouse facilities. The total contract value over the potential five-year period could range from approximately $450,000 to $525,000, depending on the extensions exercised.
