About this opportunity

Grand Rapids Public Schools District is requesting qualifications for Construction Management as Constructor (CMc) services for three auditorium renovation projects under a 2023 Bond Program, with submissions due October 22, 2026 at 11:00 a.m. and a voluntary pre-submission meeting on October 19, 2026.

The scope spans three projects: City Middle High Auditorium (house and aisle lighting replacement, AV and rigging upgrades, stage floor refinishing, seating and carpet replacement, orchestra pit cover, and HVAC work with a $3.939 million projected budget); Burton Elementary/Middle Auditorium (stage and house lighting upgrades, aisle lighting upgrades, and HVAC work with a $475,000 projected budget); and Union High School Auditorium. Both projects are scheduled for completion by the 2028-29 school year, with construction phased across Summer 2027 and Summer 2028. The CMc must provide pre-construction services, construction management, performance and payment bonds for 100% of the Guaranteed Maximum Price, and weekly coordination with the Professional Services Contractor (Diekema Hamann AE, retained separately for design).

Evaluation follows a three-tiered process: technical qualifications (50% weight), team interviews (35% weight), and fee proposals (15% weight). The fee proposal must be submitted in a separate sealed envelope and include staffing costs, hourly rates, projected hours per month, reimbursable expenses, and general conditions charges in a provided Excel format. Allowable reimbursable expenses include building permits, dumpsters, temporary toilets, temporary power, and temporary fencing; non-allowable items include temporary office trailers, office equipment, computer equipment, and project management software licensing.

The short list is determined October 28, 2026, with interviews scheduled for November 4, 2026 and Board of Education approval anticipated by December 14, 2026. The contract will be based on AIA Document A121 CM or B133-Modified, with submissions valid for a minimum of 60 days.
