About this opportunity
American Academy of Innovation is requesting proposals for Construction Manager/General Contractor services for an approximately 5,000-square-foot building expansion in South Jordan, Utah, with proposals due November 11, 2026 at 4:00 PM MST and a mandatory pre-proposal meeting on November 2, 2026 at 11:00 AM MST. Attendance at the pre-proposal meeting must be confirmed by October 29, 2026.
The project scope includes three to four learning areas for engineering and manufacturing, hospitality/culinary, and animal science programs, plus two offices and standard building infrastructure (restrooms, electrical, network, and communications). The CM/GC will provide preconstruction services during the design phase and, if authorized, construction services. The anticipated budget for preconstruction and construction is approximately $1.9 million, with building commissioning targeted for August 2027 to support the 2027–2028 school year. Place Collaborative is the architecture firm.
Respondents must hold current Utah commercial construction licensure, demonstrate adequate financing, comply with Utah charter school construction requirements and applicable building codes, and obtain all necessary permits within six weeks of contract award. The cost proposal must separately itemize cost of work, CM/GC fee (overhead and profit), general conditions, allowances, and CM/GC contingency (capped at 2% of total scope). All cost savings accrue entirely to AAI; no shared-savings arrangement is anticipated. The CM/GC contingency covers only CM/GC construction errors, subcontractor defaults, or missed line items directly attributable to the CM/GC, with any exhausted contingency requiring 100% cost absorption by the CM/GC. Retainage of 5% will be withheld from all payments under Utah Code Section 13-8-5.
Proposals will be evaluated on company performance record (15%), proposed project team (15%), ability to meet schedule (20%), cost proposal (20%), completeness and quality of response (10%), innovation (10%), and interview evaluation (10%). The cost evaluation formula awards full points to the lowest proposal, with partial points for higher bids based on percentage above lowest cost; proposals exceeding double the lowest cost receive zero points. Questions are due November 4, 2026 at 4:00 PM MST. Best and Final proposals are due November 20, 2026, with selected participant notification on November 24, 2026 and contract execution targeted for December 7, 2026. Submit questions and proposals to aaiapex@aaiutah.org.
