The scope includes rebuilding twelve sand bunkers (approximately 1,150 square feet each) with new 4-inch perforated drainage piping, capillary concrete bases, and bunker sand, plus construction of a new 4,000-square-foot California-style putting green (approximately 100 feet by 52 feet). Additional drainage improvements are required on certain holes, with new irrigation tied into an existing line.
Payment is invoiced via AIA Payment Certificate Forms based on a project schedule of values, with 5% retainage until completion. A 5% bid bond is mandatory for bids exceeding $100,000.
