About this opportunity
The Town of Los Gatos is soliciting electronic bids for interior wall remediation and build-back at its Adult Recreation Center (Project #62629) with bids due June 18, 2026 at 3:00 p.m. via https://procurement.opengov.com/portal/losgatosca, and a mandatory bidders' conference on June 9, 2026 at 5:00 p.m. at the project site. This is a public works project subject to California prevailing wage requirements and DIR registration; the contractor must hold a California General Building (B) contractor's license.
The scope encompasses mold remediation of approximately 53 square feet of suspect microbial growth and water damage within the two-story building at 208 E. Main Street, Los Gatos, with post-remediation build-back including gypsum board replacement, surface preparation, finish painting, and flooring restoration. Work must comply with OSHA requirements, EPA mold remediation guidelines, and IICRC S520 Standard for Professional Mold Remediation. Remediation work is scheduled for after-hours (evenings and weekends); build-back work during normal business hours. The contractor must establish containment using 6-mil polyethylene sheeting and HEPA-filtered negative-air machines, remove mold-contaminated materials extending a minimum of 2 feet beyond visible damage, perform HEPA vacuuming and antimicrobial cleaning, install moisture-resistant and fire-rated gypsum assemblies where applicable, and coordinate post-remediation verification testing by a Certified Industrial Hygienist. Lead-containing paint was identified in an adjacent Police Department area; remediation must avoid asbestos and manage lead-based paint per protocol.
The estimated construction cost is $100,000. The project must be fully completed within 20 calendar days from Notice to Proceed, with an anticipated start date of approximately July 8, 2026. Bid security of 10% of the maximum bid amount is required. The successful bidder must obtain performance and payment bonds each for 100% of the contract price, obtain a Town business license within ten days of award, and maintain Commercial General Liability insurance of at least $2 million per occurrence and $4 million general aggregate. Five percent retention will be withheld from progress payments. Contract award is expected within 60 days of bid opening.
