About this opportunity
The University of North Carolina at Greensboro is requesting proposals for the acquisition by lease of off-campus student housing accommodating approximately 50 to 100 students, with proposals due October 16, 2026 at 4:00 p.m. ET. The property must be located in the Greensboro, North Carolina area within two miles of the UNCG campus, with preference given to sites within walking distance or with access to public transportation. UNCG may lease from multiple landlords to meet minimum bed requirements, though contiguous room arrangements are preferred.
The desired lease term is August 1, 2027 through July 31, 2028, with up to four one-year renewal options requiring at least six months' advanced notice; academic year leases (August through May) are presented as a preferred alternative. All rental payments must be all-inclusive flat-fee monthly amounts in advance, with no additional charges for furniture, parking, security, janitorial services, or utilities including electrical, gas, water, sewage, and solid waste disposal. Rental rates with uncapped consumer price index adjustments or other indeterminable percentage increases are not acceptable. The lessor is responsible for all operational costs including property taxes, insurance, maintenance, fire and safety inspection fees, and building repairs prior to occupancy.
Lessors must demonstrate compliance with local and state building, safety, and zoning codes, including OSHA provisions and State Building Code Volumes I through V, and provide comprehensive general liability insurance of not less than $1 million. The property must include fire suppression systems, accessible parking with snow removal, laundry facilities, and adequate HVAC, electrical, and internet infrastructure. Lessors must provide criminal background checks for employees, maintain 24/7 emergency response with a maximum one-half-day response time, and clearly identify annual rental rates on a per-square-foot basis for residential space.
The lease is subject to an Availability of Funds clause, with rental payments derived from student housing receipts rather than state appropriated funds. Proposals must be submitted electronically to Alex Ashton, Director of Real Estate, at aashton@ncg.edu. A proposer's meeting will be required following the proposal deadline and may be held virtually with instructions provided separately.
