About this file
This is a Request for Proposals (RFP) issued by the University of North Carolina at Greensboro (UNCG) for the acquisition by lease of off-campus student housing. UNCG seeks approximately 50 to 100 student beds in net usable square footage, with preference for contiguous room arrangements, though the university may lease from multiple landlords to meet minimum bed requirements. The RFP was issued on October 2, 2026, with a proposal closing date of October 16, 2026, at 4:00 PM ET. Proposals must be submitted electronically via email to Alex Ashton, Director of Real Estate, at aashton@ncg.edu. The RFP specifies that a proposer's meeting will be required following the proposal deadline, and this meeting may be held virtually with instructions provided separately. The desired lease term is August 1, 2027, through July 31, 2028, with up to four one-year renewal options requiring at least six months' advanced notice. Academic year leases (August through May) are presented as a preferred alternative. The property must be located in the Greensboro, North Carolina area within two miles of the UNCG campus, with preference given to sites within walking distance or with access to public transportation.
Lessor proposals must include all-inclusive flat-fee monthly rental payments in advance, with no additional charges for furniture, parking, security, janitorial services, or utilities including electrical, gas, water, sewage, and solid waste disposal. Lessor is responsible for all operational costs including property taxes, insurance, maintenance, fire and safety inspection fees, and building repairs prior to occupancy. Lessors must demonstrate compliance with local and state building, safety, and zoning codes, including OSHA provisions and State Building Code Volumes I through V, and provide comprehensive general insurance coverage with liability limits of not less than $1,000,000. Proposals must clearly identify annual rental rates for residential space on a per-square-foot basis and specify included services. Rental rates with indeterminable percentage increases, such as uncapped consumer price index adjustments, are not acceptable. The lease is subject to an Availability of Funds clause, with rental payments derived from student housing receipts rather than state appropriated funds. Lessors must provide criminal background checks for employees, maintain 24/7 emergency response capabilities with a maximum one-half-day response time, and ensure the property includes fire suppression systems, accessible parking with snow removal, laundry facilities, and adequate HVAC, electrical, and internet infrastructure.
