About this opportunity

Marion County Procurement, soliciting on behalf of Cullison-Wright Construction Company as construction manager, is requesting sealed subcontractor bids for construction of a new pre-engineered metal storage building and renovation of existing interior office space at Marion County Utilities' West Marion Oaks Water Operations facility in Ocala, Florida, with bids due August 20, 2026 at 3:00 p.m. through the Marion County E-Procurement Software Platform BONFIRE.

The new building scope comprises approximately 8,000 square feet gross (4,036 square feet warehouse storage, 200 square feet office/data space, and 3,964 square feet open-air equipment storage) and includes foundation, structural framing, electrical, and site work. The structure is Type II-B construction with Risk Category IV occupancy for Industrial F-2 use, featuring a standing seam metal roof, concrete masonry unit walls with stucco finish, six-inch concrete slabs on grade, overhead rolling doors, and metal interior framing. All exterior doors must be impact-rated for 160 mph wind loads. Foundation design assumes sandy loam soil with 2,000 PSF allowable bearing capacity; soil testing is required prior to construction commencement.

The renovation scope involves remodeling approximately 1,120 square feet of existing workshop space into two offices and six cubicles, including demolition, new partition framing, gypsum wallboard, flooring (carpet and vinyl plank options), electrical, mechanical, plumbing modifications, and finish work. All work must comply with the 2023 Florida Building Code, NFPA standards, and the 2020 National Electrical Code. Electrical, mechanical, plumbing, and structural work must be performed by licensed Florida contractors. Shop drawings and submittals require architect approval prior to fabrication or installation.

Bidders must submit firm, itemized lump-sum pricing for applicable scopes with exclusions, clarifications, and assumptions. Pricing must remain valid for a minimum of 30 days following the bid due date. A non-mandatory pre-bid site visit is scheduled for August 11, 2026 at 9:00 a.m. at the project location. Contact Josh Long, Lead Estimator, at (352) 629-9572 or joshlong@cullisonwright.com for questions and document requests.
