About this opportunity

The Town of Dillon is seeking an architectural design team to develop conceptual designs for a new Marina Restaurant located at 150 Marina Drive, replacing the previously demolished Crow's Nest facility. The project requires creating three distinct restaurant concepts with architectural elevations, floor plans, site layouts, and color renderings, focusing on accommodating 80-120 indoor guests and 40-60 outdoor guests while maximizing mountain and lake views. The design team must provide preliminary architectural concepts, building height considerations, and floor plans demonstrating restaurant functionality and ADA compliance, including a comprehensive site plan with designated spaces for trash, grease, and recycling storage. A key requirement is including a kitchen layout professional who can design an efficient kitchen with areas for cooking, dishwashing, food storage, and food preparation. The procurement process involves a pre-proposal meeting on March 1st, 2024, at Dillon Town Hall, with proposal submissions due by March 15th, 2024, at 4:00 pm through the Rocky Mountain ePurchasing System. Evaluation criteria will focus on the quality of submission, consultant experience with similar projects, alignment with town interests, and proposed scope of work and associated fees. The town plans to select 2-4 consultants for interviews to choose the most suitable design team.

No specific set-aside designations or restrictions on responding organizations were explicitly mentioned in the documentation. The procurement does not indicate any preferences for disadvantaged enterprises or specific vendor categories. While a sign-in sheet from the pre-proposal meeting showed 16 professional attendees from various architectural and design firms, no incumbent vendors were identified. The project will require integration with existing site conditions, including complex topographical features and previous site modifications from 2012 fill work. A geotechnical report recommends founding the restaurant on conventional spread or pad-type footings, with specific guidelines for site preparation, including removing existing fill to a depth of 2 feet below floor slabs and establishing proper surface and subsurface drainage. Although no specific budget range was provided, the solicitation suggests this is an initial conceptual design phase focused on determining project feasibility, with potential for future full design and construction phases. The complexity of the site, including significant grade changes and the need to conform to town architectural guidelines, indicates this will be a sophisticated design project requiring considerable professional expertise.
