About this opportunity
The Department of Veterans Affairs Veterans Health Administration Veterans Integrated Service Network 9 has issued a Special Notice for a lease procurement in Murfreesboro, Tennessee. The agency seeks to lease approximately 5,000 net usable square feet (6,750 rentable square feet) of space for a community-based outpatient clinic to replace their current lease at 220 Glenis Drive that is expiring. The procurement is being conducted as a sole-source acquisition under FAR 6.302-1, indicating only one responsible source can satisfy the agency's requirements. The space must include a minimum of 45 parking spaces and be located within specific geographic boundaries including areas north of Sunset Avenue, west of New Lascassas Highway, east of Rutherford Drive, and south of Thompson Lane. The lease term requirement is for 10 years with five firm years and five non-firm years.
The purpose of this Special Notice is to announce the VA's intent to proceed with sole-source procurement while providing an opportunity for alternative property owners to demonstrate their ability to meet requirements. Interested firms must submit written notification with supporting evidence to the contracting officer within seven calendar days from the publication date, with a specific deadline of 3:00 PM CST on October 14, 2025. Required documentation must include building name and address, space measurements, ownership information, and available parking details. The space must be available for occupancy by July 1, 2026, and the government will consider alternative locations only if they are economically advantageous when factoring in relocation costs, tenant improvements, and potential downtime. If no responsive submissions are received by the deadline, the VA will proceed with the sole-source acquisition while remaining legally limited to paying no more than the appraised fair rental value.
