About this opportunity
The General Services Administration intends to solicit lease proposals for office space in Crestwood, Missouri, with offers due by May 13, 2026. GSA seeks 6,341 to 6,658 rentable square feet (ABOA) of contiguous office space within a delineated area comprising twelve zip codes in the St. Louis metropolitan region, with no set-aside applied.
Place of performance is Crestwood, Missouri. The space must be in a modern, quality building with professional appearance and efficient layout. Contiguous space must be no more than twice as long as it is wide, with columns at least 20 feet from structural walls and each other (80% compliance acceptable) and not exceeding 24 inches square. No interior ramps or steps are acceptable. First-floor locations are preferred; upper-level space requires a minimum of two accessible elevators directly serving the public and the SSA lobby. The location must fall within two blocks of public transportation and one mile of restaurants and shopping, within two city blocks of a primary or secondary street with direct access, and cannot be located directly on a highway or six-lane thoroughfare. Buildings containing warehouse, residential, manufacturing facilities, or located in industrial zones are ineligible. Windows must comprise 25–50 percent of exterior perimeter walls, and T1 telecommunications must be available. Prohibited co-tenants include law firms representing Social Security Administration claimants and retailers selling alcohol, tobacco, firearms, or explosives.
The lease term is 10 years with a 5-year firm period and one optional 5-year renewal. The Government may terminate with 90 days' notice after the firm term. Estimated occupancy is August 1, 2026. A minimum of 40 parking spaces must be available onsite at street level or in commercial pay parking at or below city average rates. The space must meet federal standards for fire safety, accessibility, seismic, and sustainability compliance under a fully serviced lease. Tenant improvement allowance is $57.19 per ABOA square foot for new locations and $0.00 for existing space; Building Specific Amortized Capital is $12.00 per ABOA square foot for new locations and $0.00 for existing space. Award will be made to the responsible offeror offering the lowest present value price for a technically acceptable proposal. CUSHMAN & WAKEFIELD, U.S., Inc. is the authorized broker. Proposals must be submitted electronically through the Requirement Specific Acquisition Platform (RSAP) at leasing.gsa.gov.
