About this opportunity

The General Services Administration's Public Buildings Service is issuing a notice of intent to negotiate a lease renewal option for office space in Nashville, Tennessee. The current lease for 26,833 ABOA square feet (30,858 RSF) of office and related space expires on June 30, 2026, and GSA intends to negotiate a 5-year renewal option unless alternative space proves economically advantageous. The space must be located within specific geographical boundaries in Nashville and provide 24/7 accessibility for both office space and parking facilities. Key requirements include exclusive government use, distance restrictions from hazardous materials facilities and certain law enforcement offices, and compliance with Interagency Security Committee guidelines. The due date for responses to this pre-solicitation notice is October 31, 2025, with the contract opportunity falling under NAICS code 531120 for lessors of nonresidential buildings.

This procurement does not utilize any set-aside designations and appears to involve the current incumbent lessor, though no specific contractor names are mentioned in the notice. The space requirements specify a minimum of 26,833 ABOA square feet with a maximum of 27,000 ABOA square feet, along with 88 total parking spaces comprising 37 surface spaces, 51 structured spaces, and 6 reserved spaces. The full contract term is established at 5 years, representing a direct renewal of existing arrangements rather than a competitive solicitation. No specific budget ranges or award values are disclosed in this pre-solicitation notice, as GSA's primary focus appears to be determining whether to exercise the renewal option based on economic advantage considerations. The government's continuing mission-related and economic needs for this Nashville location suggest a strong likelihood of proceeding with the renewal unless significantly better alternatives emerge.
