About this opportunity
The National Park Service (NPS) Denver Service Center is seeking market research for a comprehensive rehabilitation project of the Kawuneeche Visitor Center located in Rocky Mountain National Park. The project involves extensive facility improvements, including accessibility upgrades, interior renovations, systems replacement, and site modifications for a historic facility eligible for National Register of Historic Places listing. All work must adhere to Secretary of Interior Standards for historic properties, with specific requirements including replacing interpretive exhibits, updating interior finishes, replacing windows, reconfiguring administrative spaces, and installing new mechanical, electrical, and plumbing systems. The project falls under NAICS code 236220 with a $45 million size standard, and interested businesses must submit responses by January 29, 2025, at 12:00 PM Mountain Time. The NPS anticipates issuing a Request for Proposal (RFP) in Spring 2025 and will require bid, performance, and payment bonds from potential contractors.
The project has no specific small business set-aside at present, and the NPS is conducting market research to determine appropriate business classification designations. The estimated project value ranges between $5-10 million, with a total period of performance of 365 calendar days, potentially including winter construction periods. The scope of work will require careful scheduling to minimize visitor impacts, as the park will remain open during construction. Contractors will need to demonstrate capabilities in comprehensive building rehabilitation, historic preservation techniques, and the ability to work in a sensitive national park environment. Key submission requirements include providing company information, business classification, bonding capacity, and relevant experience. The project will involve significant upgrades including IT/AV/security systems improvements, site drainage enhancements, and exterior lighting modifications, making it a complex and comprehensive renovation effort.
