About this opportunity
The National Park Service is soliciting proposals for a comprehensive commercial visitor services management agreement at Bryce Canyon National Park through the Visitor Experience Improvements Authority (VEIA). The 10-year management agreement (VA-BRCA003-25) requires the selected contractor to operate and maintain lodging facilities (114 units including motel rooms, lodge suites, and cabins), food and beverage services (228 restaurant seats across multiple dining venues), retail operations (4,700 square feet), equipment rentals, and guest services including public laundry and showers. Interested entities must attend a mandatory site visit on May 8, 2025, with registration required by May 1, 2025, and must submit questions by May 22, 2025. Proposals are due July 10, 2025, with electronic submission through Microsoft Teams required for most components, though original hardcopy transmittal letters and certifications with handwritten signatures must also be provided. The National Park Service seeks a qualified hospitality management company capable of enhancing visitor experiences while adhering to comprehensive operational standards for facility maintenance, environmental management, and risk management programs.
This opportunity does not utilize any set-aside designations and is open to all qualified entities. The contract spans from January 1, 2025, to December 31, 2034, with the management company receiving compensation through base management fees calculated as a percentage of Adjusted Gross Revenues plus incentive management fees based on Net Cash Flow. The managed facilities include significant assets such as the historic Bryce Canyon Lodge (built in 1925) with an insurance replacement value of over $11 million, along with extensive supporting infrastructure across multiple operational areas including housing districts and service facilities. Services will be performed at Bryce Canyon National Park in Bryce Canyon City, Utah, with various facilities operating on seasonal schedules from late March through December. The contractor will also be responsible for employee housing management and must maintain comprehensive insurance coverage including $5 million per occurrence commercial general liability and $6 million aggregate limits.
