About this opportunity
The General Services Administration (GSA) is seeking to lease office and courtroom space in Nashville, Tennessee through this presolicitation notice. GSA requires between 34,000 to 35,000 ABOA square feet of modern office and courtroom space within a specifically delineated area of downtown Nashville, with a full term of 17 years and firm term of 15 years. The space must include 10 secured on-site parking spaces, fiber optic network access, and approximately 3,600 square feet must accommodate ceiling heights between 12-16 feet. Offered buildings must meet stringent requirements including modern quality construction with permanent facade materials, minimum two elevators if above first floor, transit accessibility within 2,640 feet, and compliance with fire safety, accessibility, seismic and sustainability standards. Expressions of Interest are due August 28, 2025, with the market survey estimated for September 2025, and property owners or brokers must submit comprehensive information including building details, floor plans, ownership evidence, and expected rental rates.
This opportunity carries no set-aside designation and is open to all qualified lessors of nonresidential buildings. The lease prohibits co-location with various types of businesses including retail uses, mental health facilities, rehabilitation centers, and establishments selling alcohol, cannabis, or firearms, and the space cannot be located in a 1-percent-annual chance floodplain. Key contacts include GSA Broker Contractors Edward "Teddy" Seifert and Payton Kulina, Lease Contracting Officer Linda Hattersley, and Project Manager Kevin Robinson. The notice does not specify budget ranges or award values, but requires submission of expected rental rates per rentable square foot as part of the Expression of Interest process. The substantial square footage requirement of up to 35,000 ABOA square feet combined with the 17-year lease term suggests this will be a significant long-term government leasing commitment in the Nashville market.
