About this opportunity
The General Services Administration (GSA) Public Buildings Service Region 3 is seeking to renew leased office space in Cherry Hill, New Jersey, with a requirement for 9,210 assignable square feet of office space. The pre-solicitation notice outlines specific requirements for the new lease, including a 5-year term with a 3-year firm commitment and an estimated occupancy date of November 15, 2026. Potential lessors must provide space that meets strict location and facility constraints, including not being situated in the same complex as other DHS components, public-facing services, or media organizations. The space cannot be located on the first two or top floors of a multi-story building and must meet government standards for fire safety, accessibility, seismic, and sustainability requirements. Interested parties are required to submit expressions of interest by December 15, 2024, including detailed information such as building plans, parking arrangements, and rental rates.
There are no specific set-aside designations for this procurement, and no incumbent contractor is mentioned in the documentation. The lease is fully serviced and requires 7 surface parking spaces, with an anticipated annual value that will be determined through the competitive process. Key numerical details include the 9,210 assignable square feet of office space, a 5-year total lease term with a 3-year firm commitment, and a geographic delineation area carefully defined by specific roads and intersections in the Cherry Hill, New Jersey area. The government will evaluate potential locations based on economic advantages, including consideration of relocation costs, tenant improvements, and potential infrastructure requirements. Potential lessors must also comply with telecommunications prohibitions outlined in the FY19 National Defense Authorization Act and ensure the property is not located in a specified floodplain.
