About this opportunity
The General Services Administration (GSA) Public Buildings Service is seeking to lease 4,112 square feet of office space in the Central Business District of Frederick, Maryland for a federal tenant. The space must be contiguous and located on the second floor or higher, with specific security requirements including a 400-foot separation from public defenders, ICE, probation offices, IRS facilities, and universities, as well as a 640-foot separation from hazardous materials facilities. The proposed facility must provide a 20-foot standoff distance from curb lines and have floor load capacity to support multiple safes weighing 850-1,000 pounds each. The space must meet federal standards for fire safety, accessibility, seismic requirements, and sustainability, and cannot be located in flood plains. Key dates include expressions of interest due March 19, 2025, an estimated market survey on May 1, 2025, and final proposals due July 16, 2025.
This procurement has no set-aside designation and is open to full and open competition. The government currently occupies leased space in Frederick under an expiring lease and will consider alternative space only if economically advantageous, factoring in relocation costs, tenant improvements, and telecommunications infrastructure needs. The lease terms specify a 15-year full term with a 10-year firm term and requires 9 surface parking spaces. The estimated occupancy date is August 5, 2026, and the government requires a fully serviced lease arrangement. While no specific award values are disclosed, the government indicates it will conduct a cost-benefit analysis comparing alternative locations against the costs of relocating from the current facility.
