About this opportunity
The Department of the Air Force Air Combat Command (Air Combat Command) is seeking to lease portable office space and office furniture for the 11 Combat Air Base Squadron (CABS) located in Saipan, Northern Mariana Islands. The procurement involves ten double-wide trailer units, each approximately 720 square feet, with comprehensive infrastructure requirements including electronic keypad locks, multiple exits, overhead lighting, air conditioning, electrical systems, and network connectivity. The contract will require robust power generation capabilities to support 18 workstations, computers, phones, and up to 10 printers/copiers, along with an automatic transfer switch and 24/7 service support. Contractors must provide day-to-day maintenance and ensure equipment durability while adhering to local and federal safety regulations. The pre-solicitation notice is posted on April 28, 2025, with responses due by May 1, 2025, indicating a very tight response window for potential vendors.
The contract is designated as a total small business set-aside, focusing on NAICS Category 531120 for Lessors of Nonresidential Buildings. The lease period is specified from July 6, 2025, to July 31, 2025, representing a short-term deployment requirement. The project will require comprehensive mobilization and demobilization services, including installation of security fencing spanning 200-250 linear feet with 8-10 foot tall perimeter protection. While specific award values are not explicitly stated, the complexity of the infrastructure requirements suggests a significant investment in temporary office infrastructure. The exact location on Saipan remains to be determined, and the government notes that this requirement is in initial development stages and may be subject to future modifications. Potential contractors should be prepared to provide a turnkey solution that includes not just physical space, but also critical supporting infrastructure and services.
