About this opportunity
The Department of Veterans Affairs (VA) Veterans Health Administration, specifically Veterans Integrated Service Network 16, is seeking a 10-year lease for office space in Pearl, Mississippi. The procurement involves acquiring 9,825 rentable square feet (9,750 ABOA) with 50 on-site parking spaces, either at the current location or an alternative site that meets specific requirements. Key location criteria include being outside the 100-year flood plain, avoiding proximity to incompatible uses like liquor establishments and correctional facilities, and being near amenities such as restaurants and shopping. Interested parties must submit expressions of interest by 1:00 p.m. Central Standard Time on 3/21/2025, including detailed building specifications, contact information, and proof of SAM.gov registration. The VA will evaluate potential properties based on location suitability, space specifications, and economic advantages, with a potential sole source acquisition with the current lessor if no superior alternatives are identified.
The pre-solicitation notice indicates no specific set-aside designations for this contract opportunity. The VA estimates a market survey will occur in April 2025, with potential occupancy targeted for October 2025. Compensation will be limited to the appraised fair market rental value, though specific budget ranges were not explicitly detailed in the documentation. The procurement falls under NAICS category 531120 for Lessors of Nonresidential Buildings and PSC category X1AA for Lease/Rental of Office Buildings. The government's primary objective is to secure a suitable long-term office space solution, with a preference for maintaining the current location or finding an economically advantageous alternative that meets their specific operational requirements.
Notice text
The U.S. Government currently occupies office space in a building under a lease in Pearl, MS. The Government is considering a succeeding lease for a term of 10 (ten) years 5 (five) years firm at the current location, but will consider alternative space if economically advantageous, otherwise the Government intends to pursue a sole source acquisition with the current Lessor. The square footage is for 9,825 rentable square feet (RSF)/9,750 ABOA with 50 on-site parking spaces. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements.
