Work spans September 1 through October 31, 2026, and comprises asphalt pavement preventive maintenance across two parking lots: the West Lot and RV/Bus Lot. Scope includes surface cleaning, vegetation control, hot-pour rubberized asphalt crack sealing (approximately 3,900 linear feet on West Lot and 5,200 linear feet on RV Lot, targeting 1/4- to 3/4-inch cracks), single-coat asphalt emulsion sealcoating (approximately 26,000 square feet on West Lot and 34,568 square feet on RV Lot), and pavement striping including accessible parking spaces per ADA 2010 Standards, EV charging stalls, directional arrows, crosswalks, and no-parking areas compliant with MUTCD 11th Edition.
Crack sealant must conform to ASTM D6690 Type II or III; sealcoat must be mineral-filled asphalt emulsion meeting manufacturer specifications; striping paint must be waterborne acrylic meeting TT-P-1952 types or state DOT equivalents. Work is performed during suitable weather conditions (minimum 50°F ambient or surface temperature within 24 hours post-application) between 7:00 a.m. and 9:00 p.m. Eastern. Contractor must attend a pre-bid site walk-through, conduct a post-award kickoff meeting, and provide a project-specific Quality Control plan. A one-year warranty on workmanship and materials for crack sealing, sealcoat, and striping is required, excluding damage from abnormal loads, snowplow abrasion, or chemical spills.
