About this opportunity
The General Services Administration (GSA) Public Buildings Service Region 2 is seeking a succeeding lease for office space in Newark, New Jersey, to replace its current lease expiring on June 20, 2028. The government requires approximately 76,051-79,854 square feet of office space, including 77 structured parking spaces, for a 10-year lease term with a 5-year firm commitment. The delineated area for potential properties is bounded by specific geographic landmarks including Highway 280, Clinton Ave, and West Market Street. Interested lessors must submit expressions of interest by May 12, 2025, with an estimated market survey scheduled for May 21, 2025. The government will evaluate potential spaces based on economic advantages, including considerations such as relocation costs, tenant improvement expenses, telecommunications infrastructure, and potential agency downtime.
The pre-solicitation notice does not indicate any specific set-aside designations for the lease opportunity. The proposed lease has an estimated occupancy date of July 1, 2028, and potential properties must meet stringent government requirements including fire safety, accessibility, seismic, and sustainability standards. Specific exclusions include properties located in designated floodplains. Interested parties should submit their expressions of interest directly to Eduardo Vidal, National Lease Contracting Officer, at eduardo.vidal@gsa.gov. The solicitation falls under NAICS category 531120 for Lessors of Nonresidential Buildings and PSC category X1AA for Lease/Rental of Office Buildings. While specific budget ranges are not disclosed, the government will carefully assess the total economic impact of leasing the proposed space.
Notice text
The U.S. Government currently occupies 76,051/ABOA of office and related space in a building under a lease in Newark, NJ that will be expiring on June 20, 2028. The Government may consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
