About this opportunity
The Department of Veterans Affairs has published a Special Notice of Intent to Award a Succeeding Lease for medical office space in Clifton Park, New York, without full and open competition. The procurement is being conducted under FAR 6.302-1, which permits sole source acquisition when only one responsible source can satisfy agency requirements. The VA seeks to lease space for the Clifton Park Community-Based Outpatient Clinic (CBOC), currently located in the Shenendelhowa Medical Building at 963 Route 146. This Special Notice was posted on April 1, 2026, and provides an opportunity for interested firms to demonstrate their capability to meet the Government's space requirements before the VA proceeds with a sole source award.
The VA intends to lease approximately 6,810 square feet of medical office space under a 10-year full term, structured as a 5-year firm term followed by a 5-year soft term, with 19 total parking spaces (17 surface and 2 ADA-compliant reserved spaces) within a delineated geographic area covering Warren, Schenectady, Washington, and Fulton counties. Interested firms must submit written notification by April 7, 2026, at 10:00 AM EST to the contracting officer, demonstrating their ability to meet requirements by providing building information, space measurements in both Rentable Square Feet (RSF) and Net Usable Square Feet (NUSF), building ownership documentation, and parking details. The Government has reserved the right to pursue alternative space if economically advantageous and will evaluate relocation costs, including physical move expenses, tenant improvement replication, and non-productive agency downtime. Responses should be directed to Tammy Buckwalter, Leasing Contract Specialist, at Tammy.buckwalter@va.gov, and the Government retains sole discretion to proceed with sole source acquisition if no acceptable alternatives are identified.
