About this opportunity

The US Army Corps of Engineers, Kansas City District, is preparing to procure approximately 4,000 square feet of office and related space on lease in Independence, Missouri, with responses due October 6, 2026. The Government will consider alternate space only if economically advantageous relative to renewing the expiring current lease, accounting for relocation costs including physical move expenses, tenant improvement replication, telecommunications infrastructure, and non-productive agency downtime.

Lessor proposals must be submitted on USACE Recruiting Lease Form L100 and accompanied by Rent Proposal Form 1364, with evidence of owner interest (deed or equivalent) and System for Award Management (SAM) registration or proof of registration initiation. Standard lease terms include a five-year initial term with a 90-day Government cancellation right and none for the lessor. Rent is paid monthly in arrears by electronic funds transfer.

Lessor obligations include providing all utilities (electricity, gas, water, sanitary sewer, trash removal, janitorial services, internet, and phone service as applicable), maintaining HVAC systems between 70–78 degrees Fahrenheit per ANSI/ASHRAE standards with minimum 50-foot candles lighting in offices and 30-foot candles elsewhere, ensuring fire protection and emergency systems, and performing snow removal and landscape maintenance. Janitorial services must meet twice-weekly standards including trash removal, vacuuming, hard surface cleaning, high-touch surface disinfection, restroom disinfection, and miscellaneous cleaning tasks.

The leased space must comply with accessibility standards, fire alarm and sprinkler requirements based on occupancy, means of egress standards, and indoor air quality requirements. All FAR and GSAR clauses applicable to real property leases are incorporated by reference. Point of contact is Rick Randle at rick.randle@usace.army.mil or 816-389-3933.

Notice text
