About this opportunity

The Department of Veterans Affairs (VA) Veterans Integrated Service Network 16 intends to solicit a 10-year firm lease for approximately 19,765 RSF of medical space in Hot Springs, Arkansas, for the Hot Springs Community Based Outpatient Clinic (CBOC), with a sources-sought response deadline of August 19, 2026. The VA intends to pursue sole-source acquisition with the current lessor if alternative space is not economically advantageous; competing offers are being solicited only to evaluate whether alternative properties would lower costs.

The space must be contiguous, located within a delineated geographic area bounded by Albert Pike Road/Park Avenue (north), Highway 70/Dr. Martin Luther King Jr. Expressway (east), and Highway 270 (south and west), and situated outside the 100-year flood plain. The property must provide 100 on-site parking spaces and be suitable for outpatient clinic care and staff operations.

Prospective lessors must submit expressions of interest via email to the VA Network Contracting Office 16 (Houston, Texas) by August 19, 2026, at 3:00 p.m. Central Standard Time. Submissions must include building name and address, space specifications, lessor contact information, and SAM.gov registration with Unique Entity ID Number. Pricing must not be included in responses. The Government will pay no more than the appraised fair market rental value. The VA assumes no responsibility to award a lease based on responses to this sources-sought notice.

Denedra Finley (Denedra.Finley@va.gov) is the primary point of contact.
