About this opportunity
The General Services Administration (GSA) Public Buildings Service Region 9 is seeking to lease 23,393 rentable square feet of office space in Rio Rico, Arizona, to replace an expiring lease. The agency requires a fully serviced lease with specific parameters, including 80 total parking spaces (28 surface and 52 structured) within the Rio Rico city limits. Key requirements mandate that the offered space meet government standards for fire safety, accessibility, seismic resilience, and sustainability, and cannot be located in designated flood plains. Expressions of Interest are due by February 28, 2025, with an estimated market survey scheduled for March 3, 2025, and a targeted occupancy date of June 23, 2029. The procurement will follow a competitive leasing process, with the government evaluating potential spaces based on economic advantages, relocation costs, and ability to satisfy operational requirements.
The pre-solicitation notice indicates no specific set-aside designations for this lease opportunity, making it available to all qualified commercial real estate providers. The lease is structured for a 20-year total term with a 15-year firm term, suggesting a significant long-term commitment from the government. While specific award values are not disclosed, the substantial square footage and extended lease duration indicate a potentially valuable contract for the selected lessor. Interested parties are advised to review telecommunications prohibitions under Section 889 of the FY19 National Defense Authorization Act and must comply with federal acquisition regulations. Potential lessors can submit their Expressions of Interest directly to Brennen O'Donnell (Leasing Specialist) at brennen.odonnell@gsa.gov or contact Anna Soydova (Lease Contracting Officer) for additional information.
