About this opportunity

The General Services Administration Public Buildings Service is seeking to lease 53,222 rentable square feet of modern office space in Miramar, Florida within a specifically delineated geographic area. The space must be located in a building of sound and substantial construction with a permanent facade material such as stone, marble, brick, or stainless steel, and must have undergone modernization or adaptive reuse if not newly constructed. Critical requirements include 120 reserved secured parking spaces for government-owned vehicles, 400 additional visitor parking spaces, 10 electric vehicle charging stations, contiguous space on no more than two floors, a dedicated government elevator, a 20-foot minimum setback, and the capability to construct a secure sally port with 24/7 access. The evaluation will be based on prospective lessors' ability to meet comprehensive submissions including property details, ownership verification, site plans, floor plans, parking information, proximity maps, and compliance with government fire safety, accessibility, and sustainability standards. Expressions of Interest are due January 16, 2026, with an estimated market survey occurring in February 2026 and projected occupancy targeted for December 2027.

This opportunity is not set aside for any specific category of contractors, and no incumbent contractor is identified. The lease will be structured as a 15-year agreement with a 10-year firm term, providing substantial long-term commitment for the selected lessor. While no specific budget range or award value is stated in the presolicitation notice, the substantial space requirement of 53,222 square feet, extended lease term, and comprehensive facility requirements indicate a significant commercial real estate transaction. Interested parties should direct submissions and inquiries to GSA Broker Representatives Ed Brennan and Sam Dyson through their government email addresses, and the property cannot be collocated with certain specified service providers, requiring security team approval for discretion and accessibility considerations.
