About this opportunity

The General Services Administration (GSA) Public Buildings Service is seeking to lease approximately 2,678 rentable square feet of office space in Nashville, Tennessee. The lease opportunity requires a 10-year term with a 5-year firm term, specifying a modern multi-story building located within a defined geographical area of Nashville. Critical requirements include one reserved structured parking space in a restricted access area, location on the third floor or above, and strict prohibitions against buildings associated with cannabis activities that might conflict with federal judiciary missions. Interested parties must submit a comprehensive Expression of Interest by June 20, 2025, which includes detailed documentation such as building ownership, age, floor plans, parking details, and expected rental rates. The government will conduct a market survey in July 2025, with anticipated occupancy scheduled for September 1, 2026. Potential lessors must ensure their proposed space meets government standards for fire safety, accessibility, seismic performance, and sustainability.

The pre-solicitation notice indicates no specific set-aside designations for this lease opportunity. The estimated total lease value is not explicitly stated, but the requirements suggest a fully serviced lease for a professional office environment. The space must be in a building with a facade of stone, marble, brick, stainless steel, aluminum, or other permanent materials in good condition, and either be a new building or have undergone recent modernization. Parking provisions include one structured reserved space and five total parking spaces. The lease will be subject to a security assessment, and the government has outlined specific space configuration restrictions, avoiding extremely long, narrow, or irregularly shaped spaces. Interested parties should contact Edward "Teddy" Seifert, the GSA Broker Contractor, at Edward.seifert@gsa.gov for further information or to submit their Expression of Interest.
