About this opportunity
The General Services Administration (GSA) is seeking to lease office space in Fairbanks, Alaska, to replace their current lease that will be expiring. The agency requires a total of 18,525 square feet of combined office, laboratory, curatorial, and warehouse space, including 16,410 square feet of warehouse space, 2,115 square feet of office space, and 5,000 square feet of wareyard area. The space must be located within a specific delineated area bounded by Sheep Creek Road, Parks Highway, Robert Mitchell Expressway, and various connecting roads. Key requirements include 57 total parking spaces (all reserved and surface-level), adequate parking for two-ton trucks with trailers, a 12-foot roll-up door for the warehouse, and compliance with government standards for fire safety, accessibility, seismic requirements, and sustainability. The offered space must not be located in a 1-percent-annual chance floodplain, and a fully serviced lease is required. Expressions of interest are due by July 7, 2025, with an estimated occupancy date of June 1, 2026.
This procurement does not utilize any set-aside designations and is open to all qualified lessors. The government currently occupies space under an existing lease in Fairbanks that is expiring, and GSA is considering alternative space only if it proves economically advantageous. The contract includes a 20-year full term with a 15-year firm term, representing a substantial long-term commitment. GSA will evaluate alternatives by considering factors such as availability of suitable space, physical move costs, replication of tenant improvements and telecommunications infrastructure, and potential non-productive agency downtime. Interested parties must submit expressions of interest to Nicholas Zabelin, Broker Contractor with Carpenter/Robbins Commercial Real Estate Inc., who serves as the designated contact for this opportunity. The procurement falls under NAICS code 531120 for Lessors of Nonresidential Buildings and PSC code X1AA for Lease/Rental of Office Buildings.
