About this opportunity
The Department of Veterans Affairs Veterans Integrated Service Network 1 seeks to lease office space in Gainesville, Florida through this pre-solicitation notice. The space requirements include 6,078 to 7,000 Net Usable Square Feet (NUSF) or 6,989 to 8,050 Rentable Square Feet (RSF), with the property located within a delineated area bounded by NE 39 Avenue, SW 16th Avenue, State Road No. 24, and Interstate 75. Prospective offerors—including owners, brokers, and legal representatives—must submit property information, photographs, general layout, location details, and approximate pricing per square foot to meet the February 13, 2026 deadline at 3:00 PM EST. The VA will evaluate submissions based on alignment with fire safety, accessibility, seismic, and sustainability standards, as well as economic advantages relative to the current lease and relocation costs. Critical dates include the February 13, 2026 submission deadline and the expiration of the current lease on March 31, 2027, which establishes the timeline for securing replacement space.
This opportunity carries no set-aside designations and represents a market research exercise rather than a formal solicitation for proposals. The current incumbent lease, expiring March 31, 2027, covers 6,989 RSF, and the VA will consider alternative space if economically advantageous, accounting for move costs, tenant improvement replication, and telecommunications infrastructure expenses. The lease award will be for a full-term commitment of five years, comprising two years firm and three years soft, requiring a fully serviced lease arrangement. The property must accommodate 20 parking spaces with designated ADA-compliant spots, meet accessibility requirements, and avoid location within the 1% annual chance floodplain. Interested offerors should direct inquiries and submissions to Brian Madden, Lease Contracting Specialist, via email as specified in the notice.

The U.S. Government currently occupies office space under a lease in Gainesville, Florida for 6,989 Rentable Square Feet (RSF) expiring March 31, 2027. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.
Space must be handicapped accessible, (ADA compliant), with 20 on-site parking spaces. Interested offerors, (owners, brokers, or their legal representatives) should submit specific information concerning their properties, photos, general layout of the space offered, location of the space, and approximate price-per-square-foot.

NOTE: Respondents are advised that the VA assumes no responsibility to award a lease based on the responses to this advertisement. VA will not pay commissions. Offerors are responsible for any costs associated with providing proposals to the Government. VA is only gathering market research information at this point and will only consider proposals from owners, landlords, lessors, or their legal representatives when actual proposals/offers are sought via solicitation as a result of this market research.
NOTE: This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request for Lease Proposal (RLP) may be issued by the Department of Veterans Affairs at a later date.
