About this opportunity
The General Services Administration (GSA) Public Buildings Service is seeking to lease office and laboratory space in Atlanta, Georgia within a specific delineated area bounded by Duluth Highway, I-85, Holcomb Bridge Road, and congressional district lines. The agency requires a precisely defined space with 41,568 rentable square feet, accompanied by 35 secure parking spaces. Key contract requirements include a building that is not located near sensitive facilities like daycare centers, abortion clinics, or social service agencies, and must be a single or two-story structure with specific architectural constraints. The proposed space must meet stringent government standards for fire safety, accessibility, seismic resilience, and sustainability, and must be located outside flood-prone areas. The market survey for this lease opportunity is estimated to occur in January/February 2025, with potential interested parties advised to submit expressions of interest directly to Erik Weiss and Raquel Howard via email.
This pre-solicitation notice does not indicate any specific set-aside designations and does not mention current incumbent contractors. The lease will have a full term of 180 months, with a firm term of 120 months, though the exact award value is not specified. Parking requirements are explicit, mandating 24/7 access to a secure, well-lit parking area with controlled access, either on-site or within a two-block radius of the office space. The government has additional technical requirements, including a minimum 25-foot column-to-column spacing, prohibition of first-floor or top-floor occupancy, and compliance with telecommunications restrictions outlined in the FY19 National Defense Authorization Act. Interested parties are encouraged to carefully review the detailed specifications and telecommunications guidelines before submitting their expressions of interest.
