SC048 - AMSA 121

1050 Remount Road N Charleston, SC 29404

The observations and recommendations submitted for the subject roofs are based upon visual observations and grade based on the condition of the installed roof system and roof sheet metal flashings as exist today.

uilding was constructed in or around 1997. oof is a TPO single ply membrane over insulation on a metal deck. The current roof system is approximately 27 years old and it is not under a manufacturer's warranty. No active leaks were noted. Associated sheet metal details were observed to be made of painted steel. Access to roof area is provided by portable ladder from ground. Lightning protection was not observed. It was also noted that the ratio of primary to secondary drains is not 1: 1.

TPO single ply roof is in poor condition and is at the end of it's life cycle and should be budgeted for replacement within the year.
