Question Government response Where Captured in Updated SOW
There is a box 4’Lx12’Wx6’T that was pointed out to have siding on three sides and the bottom soffit.
On the west side there is a larger face and larger soffit. What kind of material and color would the government prefer to have in these locations.
Face with 29 gage factory enameled ribbed steel siding, with matching flashing / trim. Closest match to existing door color. Submit for Government to choose standard colors.
See added 2.8.3.4; Updated Drawing Sheet 2 of 5.
2 The back parapet has to be built up to handle the crickets to get slope. What material should be on the outside face of the parapet, it should match the other metal for the soffits and box.
Face with 29 gage factory enameled ribbed steel siding, with matching flashing / trim. Closest match to existing door color. Submit for Government to choose standard colors.
See added 2.8.3.3; Updated Drawing Sheet 2 of 5.
3 There are building electrical weather heads on the outside of the roof and on the inside of the roof.
Does the government have a detail to handle these items?
2.8.8. Existing Electrical Masts:
2.8.8.1. Masts Interior to Roof:
2.8.8.1.1. Contractor has two options in providing a warrantable weathertight flashing at the mast that is interior to the roof:
2.8.8.1.1.1. Coordinate with customer a time to disconnect/reconnect power, and perform work as needed to slip a flashing boot over.
2.8.8.1.1.2. Use a flashing detail that is warrantable by the roofing manufacturer that does not require disconnect of power drop.
2.8.8.2. Electrical Mast at Edge of Roof: Electrical masts exterior to the roof membrane shall be secured to the face of the parapet using hot-dip-galvanized steel strut channel framework of sufficient strut thickness and construction. Contractor shall also make sure to install adequate blocking in the parapet framing to account for the forces of securing the strut channel/mast to it.
See added Spec 2.8.8
4 4. What type of ceiling tiles are currently installed, it is possible that these could be damaged due to water or removal for the new roof drains.
Existing tiles are USG ME2410 Radar™ Ceiling Panels, White, 2'x4'x5/8" See added 2.10.5
5 Are there any details for the parapet framing?
Parapet to be constructed of 2x8's, 24" OC, faced in 5/8" CDX; bottom plate of parapet to be of 0.6 CCA pressure treated lumber. Fasteners into the treated plate shall be stainless steel or coated for pressure treated service.
See added 2.8.3.1 - 2.8.3.3
6 Can the roof drains be moved closer to the outside wall?
We do not see any advantage to doing so, since moving the drains closer to the south parapet face only lengthens the longer drainage valley's length, which must still be at 1/4" per foot. This would make the roof surface elevation higher at the far parapets, and the insulation thicker.
7 Would the owner want the same siding panel added to the front and side entry areas? Yes See added spec 2.8.3.4
8 Has there been as hazmat survey preformed on the possible asphalt vapor barrier over the existing concrete deck? If not and the contractor encounters hazardous materials, how will this be handled ?
No testing performed due to age of the building. Should be no adverse affect to project since disturbance not necessary.
9 There is a cedar sided overhang at the south wall where the existing roof scuppers are, is the intent to remove this overhang and infill the area with a insulated framed wall with metal panel siding ?
Yes. See 1. See updated Spec 2.5
10 What is the intended siding panel profile and gauge on the new framed extended parapet walls ?
Something similar to a 36” Norclad exposed fastener panel ?
Yes, cannot sole source a product, but NOR-CLADTM meets the spec.
See response to 1.
See added spec 2.8.3.3
11 Should the contractor also figure removing the wood siding and soffit at the east and west overhangs and install new siding to match the new framed parapet walls ?
These soffits over doors are to remain, but are to be sided per response to 1.
See added spec 2.8.3.4
The contract documents indicate the removal of the existing parapet’s. Are we to assume the existing split block is to remain and we are to frame new parapet walls on top of the block wall to accommodate the thicker roof insulation ?
Yes.
See added spec 2.8.3.1, should clarify. Also, Demo Spec makes no mention of demolishing the CMU wall, so I think we are clear enough on this.
13 Is the existing river rock ballast to be turned over to the owner or properly disposed of ? Contractor disposes of it off Post. See updated Spec 2.5
Can the bid date be moved up ? There are national material shortages and long lead time issues. If we can get this job awarded sooner the contractor will be able to secure materials.
The longer we wait the more materials are going to cost and availability of materials could become an issue. The bid due date will not be moved up.
