•Building 52019 is currently operating as a Youth Activity Center.

The intent of the RFP is to make new the major building systemsThe intent of the RFP is to make new the major building systems and update the floor plan to meet, as closely as technically feasible, the requirements of UFC 4‐740‐06 Youth Centers.

•Building 52019 is located east of the intersection of Muskogee St. and Tank Destroyer Blvd.

•Duration (Design and Construction):360 days •Liquidated Damages: $316.67/day •Site personnel

•Quality Control Manager (may dual hat with y g ( y Superintendent if individual fully meets qualifications for both positions) •Site Safety and Health Officer – may be a collateral y y duty responsibility

•Building 52019 is currently occupied

•Building will be available for turnover to the contractor 60 days after NTP. Building will be occupied but available for environmental surveys prior to turnover.

•Building will be vacant during construction.g g

•Building must be complete, testing, etc.., no later than 360 days after NTP.360 days after NTP.

•The Contractor shall be responsible for design and i f i d f ili i i hi h ifi iconstruction of site and facilities within the specific site responsibility areas defined. Specific work shall include, but not limited to the following:

•Grading around building perimeter•Grading around building perimeter.

•Walks and ramps.

•Remove parking spaces and paving •Restriping of parking lanes.p g p g •Restriping of Fire Lanes.

•Swing gates and Bollards.

•Seal coat parking lot.

•The additional Parking is the only Option.

•A new primary and secondary service shall be provided d i ll d f h f ili Th f ili i hand installed for the facility. The facility requires a three phase service to be supplied by a new pad‐mounted transformer.

•A new pad‐mounted transformer shall be provided away from the building and outside of the AT/FP setback.

•A new telecommunications service shall be provided and installed. The existing communications system consists of a 12 strand single mode fiber optic cable and a 50 pair copper cable installed within one (1) underground conduit.

•Major portions of the Youth Center shall receive ddi i l difi i lladditional modifications to walls, structure or infrastructure intended to change their original function or programmatic requirements.

•The five primary areas that shall receive wall or structural modifications are:

1) Proscenium Stage Area

2) Kitchen Area

3) Administrative Areas)

4) Activity Areas

5) Restrooms.

•Install new thermal break aluminum windows with d bl l i i h L E idouble pane glazing with Low‐E coating.

•Provide a new roof system at the upper and lower roofs comprised of a low slope membrane, rigid insulation (minimum R‐30), air and vapor barrier.

•Other than in the Gymnasium, apply a continuous 1” layer of a closed cell insulation spray foam to the underside of the roof surface, sealing all penetrations, corners, and openings.

•All existing mechanical equipment, piping, supports and d k h ll b dductwork shall be removed.

•The preferred system for this facility is a variable air volume system with chilled water and hot water reheat in the classroom/admin area, with a packaged rooftop unit on the gymnasium.

•The plumbing system changes include demolition of existing Men and Women’s restrooms, installing new fixtures in the remodeled Men and Women’s toilet, the addition of single Unisex bathroom, and new water heater for the facility.
