About this file
This document is a comprehensive set of technical drawings and control logic diagrams for an HVAC system installation at the USFS Mirov Lab in Placerville, California. The drawings, prepared by Total Control and dated February 27, 2024, detail the technical specifications for a Johnson Controls Metasys-based building automation and climate control system, including LAN architecture, wiring schematics, control panel configurations, and detailed logic diagrams for various components such as the boiler, air handler, exhaust fans, and VAV (Variable Air Volume) zone controls.
The technical documentation covers multiple interconnected systems, including a 20-ton rooftop package single-zone air handler with hot water heating, a boiler system with a secondary hot water pump, and multiple VAV terminal units serving different lab spaces like the Pathology Lab, Seed Workroom, Tissue Culture, and DNA Workrooms. The system is designed with advanced control features including occupancy-based temperature management, heating and cooling sequence of operations, damper and flow control, and comprehensive monitoring capabilities with multiple alarm and trend tracking functionalities. The system utilizes 208V-3 phase power and includes features like economizer dampers, DX cooling equipment, and integrated temperature and airflow control across different lab zones.

The FC Bus and the SA Bus are both networks of daisy-chained devices.
The maximum allowable length of each bus is determined by the total length and type of cable between each daisy-chained device on the segment. For the FC Bus, the maximum allowable device counts and maximum lengths are based on the number of segments.
The FC Bus can be devided into segments by repeaters (See Below). The SA Bus is only one segment.

SEQUENCE OF OPERATION
Heating Hot Water System: The boiler shall be enabled whenever AC-1 is operating and the outside air temperature falls below 60°F (user adjustable).
During unoccupied periods, the boiler shall be enabled if the outside air temperature falls below an adjustable low limit setpoint (initially 35°F) to ensure circulation through the heating hot water coils at low outside air temperature.
A flow switch in the heating hot water return piping is factory hardwire interlocked to disable the boiler if there is no flow. The secondary hot water pump (HWP-1) shall be software interlocked to disable the boiler if the pump is not operating. HWP-1 shall run for at least 5 minutes (user adjustable) after the boiler has been disabled due to lack of demand. The boiler shall operate when enabled by the Temperature Control and Facility Management
System (TCFMS) only through its own safeties. The TCFMS shall monitor the status of HWP-1 and report if the status does not match the commanded state.
Secondary hot water pump (HWP-1) VFD shall modulate to maintain the differential pressure at the heating hot water coil serving VAV-3.

Building Exhaust Fans: Exhaust fan EF-5 shall be software interlocked to start whenever AC-1 is operating. A current switch on EF-5 shall monitor the fan status and shut down AC-1 in the event of a fan failure.
Exhaust fan EF-4 shall be operable only when AC-1 is operating. EF-4 shall operate from a local start/stop switch.
A current switch shall monitor each fan in the event of a failure.
Trends:
None
Alarms:
Exhaust Fan EF-5 Failure
Exhaust Fan EF-4 Failure
Toilet Exhaust Fans: Toilet Exhaust Fans shall be interlocked (by Div. 16 contractor) to operate with restroom light switch.
Fume Hood: A current switch on EF-3 shall monitor the fan status.
Trends:
None
Alarms:
Exhaust Fan EF-3 Failure
Air Conditioning Unit AC-1: AC-1 shall be controlled and monitored through the Bacnet integration to the TCFMS.
AC-1 shall start whenever the TCFMS indicates occupied mode based on the weekly time schedule or whenever a push-button override switch at a
VAV zone temperature sensor indicates a local temporary override. The
TCFMS shall monitor the status of the fan and refrigeration systems and report if the status does not match the commanded state. The TCFMS shall monitor the status of the supply and return fans, and shut down exhaust fan
EF-5 in the event of a fan failure.
The heating hot water coil control valve, economizer dampers, and DX cooling equipment shall operate in sequence to maintain the supply air temperature setpoint (user adjustable). The DX cooling equipment shall be software locked out if the mixed air temperature is below the low limit setpoint (user adjustable). The outside air and exhaust air dampers shall close when AC-1 is stopped. The heating hot water coil control valve shall remain open during unoccupied periods to ensure flow should the boiler be enabled due to low outside air temperature.

CAV Boxes With Reheat: CAV box CAV-1 shall be programmed to control for a constant volume of supply air during occupied periods. The reheat coil control valve shall modulate to maintain zone temperature heating setpoint.
During unoccupied periods, the reheat valve shall remain open to ensure flow should the boiler be activated due to low outside air temperatures.

VAV Boxes With Reheat: The cooling and heating mode status will be received by each zone VAV terminal. If the cooling mode is enabled, the VAV terminal’s temperature control PID loop will be set to direct acting and the effective setpoint will be set to the box’s cooling setpoint. The box air flow will be modulated between the box’s minimum and maximum flow in order to maintain zone temperature cooling setpoint. If the heating mode is enabled, the VAV terminal’s temperature control PID loop will be set to reverse acting and the effective setpoint will be set to the box’s heating setpoint. The box air flow will be modulated between the box’s minimum and maximum flow, and the reheat coil control valve shall modulate, to maintain zone temperature heating setpoint. During unoccupied periods, the reheat valve shall remain open to ensure flow should the boiler be activated due to low outside air temperatures.
