Building 9464
1. During the site visit the roof deck shows a slope on the deck. I don’t see the necessity of installing a tapered insulation system. Please confirm if it is still needed.

2. What will be the R -Value needed on project? Plans show R-30, but SOW show R-38. Please clarify?
Answer: R-38 will be the R-value
3. SOW show a 5/8” Coverboard, but plans don’t. Do we need to pick up the coverboard?
Answer: Yes, 5/8” Glass mat coverboard
4. 72mil TPO is only on a special-order request. It will be more expensive. Can we use 80 mil in lieu of 72 mil?
Answer: Yes, 80 mil can be used in lieu of 72 mil
5. What gage will be required for gutter, downspouts, fascia and drip edge? 24ga. or 22ga. on Kynar Finish Galvalume steel?
Answer: 24-gauge
Reference: Section 1.4.6.1 Warranty Requirements The specifications state that the roofing system shall be installed in accordance with the manufacturer’s details to meet a 30-year roof warranty with 120 mph wind speed coverage. The same section also references the following warranty types:
Answer: 1-year installer’s warranty & 30-year roof warranty with NDL coverage
- 20-year No Dollar Limit (NDL) manufacturer’s watertight warranty
- 20-year NDL finish warranty
- 20-year base metal or “material” warranty
- 5-year “No Penal Sum” warranty
There appears to be a discrepancy between the 30-year system warranty and the 20-year NDL warranties noted. Please confirm which warranty type and duration should be priced:
Answer: 30-year roof warranty with NDL coverage
- A 20-year NDL system as described above
Roof Board Installation The specification calls for a 5/8-inch glass mat roof board. Please confirm whether this board is required to be:
Answer: Fully adhered
- Mechanically fastened
Evaporative Cooler Attachment Please confirm if there are specific requirements or details for attaching evaporative coolers to the TPO roof system.
Answer:
1. The legs need to be secured to the roof deck and the TPO to be installed properly around the legs.
1. The legs can sit on top of the TPO but include a e.g. ¼” rubber pad to support the leg and not let it touch the TPO material. However, this comes with a higher risk since high winds can end up moving the evaporative unit, but since the evaporative unit is ducted through the roof or wall, that is where it’s going to get its strength from.
