Modular Office Site Visit held on March 30, 2021 – Vendor Questions and Answers
Question 1. Is the Government ok with support columns inside the space to support the roof deck since you are requesting a two-wall system?
Answer 1. No, support columns and not acceptable. Wall run next to existing building columns and can be attached to them to add stability.
Question 2. Paragraph 4:
Sub-section 4.1.2 This section states that the structure will not have 4 sides to it. Exhibit A appears to support that information as it shows that the modular office will consist of a two-wall enclosure of approximately 38’ x 60’, and two 12’ x 15’ offices attached to one of the modular walls. In addition, Exhibit A appears to show that two of the outer walls (existing walls) appear to have columns that protrude and make the wall surface uneven down the length of one of the 38’ walls, and one of the 60’ walls.
1. Please confirm that this is a two-wall enclosure for the main 38’ x 60’ area.
2. Can you provide photos of the area that show the existing walls that we are to attach to?
3. Can you tell me what material the walls are constructed of (e.g. brick, drywall, steel, etc.?)
Answer 2. 1.) Yes, the main area is a two wall enclosure. 2.)Yes, will provide pictures of the whole area. 3.) Concrete
Question 3. Fire suppression:
What is the size, pressure and flow is the water supply coming into the building?
Do we need a fire department connection?
Wet or dry system?
Electrical:
What is the size of the existing transformer?
Answer 3. 1.) Per the scope of work only the sprinkler heads are to be supplied and appropriately mounted. JMTC is required to make the connection from the existing line to your supplied heads. This is a wet system. 2.) Existing transformer is 200A – 120/208Vac – 3 phase
Question 4. First was if you have a mechanic and electrician, because my vendor knows that they have to be in a union in Illinois. Second, my vendor wants to provide a maintenance load, rated 25 psf. They know many vendors do not include it and that makes it hard to get on the roof without it and that many vendors do not include it and then it turns out later it may be something you need later and can cost a lot to upgrade.
Also what are the existing walls made of, they would like to know if they need to prep the wall. Does this structure need a permit? Also are you okay with the vendor making changes to improve the structure?
Answer 4. 1.) I am not sure what you mean. We have mechanical and electric folks on-site but their labor is not to be used as part of this project as it is turn key. When we contract out mechanical and electrical support, we have used a number of local companies. 2.) Roof is not required and likely not feasible due to this only being a 2-wall construction and center support columns are not allowed. Drop ceiling and insulation can be hung from existing metal roof structure. All mechanicals can be floor-mounted outside the building to the south. Final location to be approved by the COR. 3.)
Exterior existing walls are concrete. 4.) Any changes to the scope, ever for the better, must be approved by the COR.
Question 5. For Fire alarm, Section 4.7.2 in the SOW states that a Simplex 4903 series AV is to be installed. These devices do not meet the requirements from MNS, nor are they compatible with the circuits in those areas. The 4903 series AV has been largely discontinued, used only for retrofit/service replacements. Please advise.
Answer 5. 1.)That building does not have a smart MNS. Any simplex compatible horn strobe combo is acceptable.
Question 6. SOW section 4.7.2 states to provide the fire alarm IAW RIA 420-2. Please include all referenced documents in the solicitation and SOW with the bid documents.
Answer 6. In the section we are referencing the alarm. Please reference Question#5
Question 7. I would greatly appreciate some photos of the existing walls at the intersections where our modular walls will be terminating. Also, if possible, a photo from further back showing the ceiling structure that we'll need to attach to/work around. This will help paint a picture for my installers.
Answer 7. 1.)Provided
Question 8. Does the transformer require a panel?
Answer 8. Yes
Question 9. Is labor for the various trades required to be supplied as Union?
Are current photos of the area available?
Is it permissible to hang ceiling grid from the existing structure?
Are alternate wall coverings in lieu of steel acceptable?
Answer 9. 1.)Does not have to be union but does have to be prevailing wage.
