PR# 2015-5365 Re-Roof Building 104 - Metal Shingle Panels

PROJECT SUMMARY:

The scope of this project is to provide a total replacement of the approximate +/- 52,500 square feet (sf) of deteriorated 3 tab asphalt shingle roofing and +/-750 sf of deteriorating low slope Ethylene Propylene Diene Monomer (EPDM) roofing. The project location is Building 104 on Rock Island Arsenal (RIA), Rock Island, IL. The roof shall be replaced with an entire new roofing system comprised of pressure formed aluminum-zinc alloy coated steel. Exposed surfaces shall have a ceramic coated stone granule protective coating. The Contractor shall also provide in-kind replacement of two EPDM membrane low slope roofs of approximately 750 sf (+/- 374 sf each). The Contractor shall provide complete demolition and disposal of all existing EPDM roofing and composition shingle roofing materials. The square footage for complete demolition and re-roof of Building 104 is approximately 53,250 sf.

PART 1: SPECIFIC PROJECT

1.1 PROJECT DESCRIPTION: The scope of this project consists of the demolition and disposal of approximately +/- 52,500 sf of deteriorating composition asphalt shingle roofing (composition shingle) and all associated composition shingle roofing system components on the main (steep slope gable) roof of Building 104. After demolition and disposal of accessories of the main building asphalt roof shingles is completed, and any necessary roof deck system repairs are made, installation of a complete new mechanically fastened random pattern stamped metal interlocking panel, granule coated shingle roofing system and all system manufacturer required roofing accessories including ½ inch class A fire rated roof boards installed over all existing main roof sloped roof deck. The main building re-roofing component is a replacement of the existing, deteriorated composition shingle roofing system for a new random shingle pattern stamped metal, granule coated panel system. As a simple roofing material change (no structural changes), no new design build documentation or engineering is required for installation of the new stamped metal panel shingle roofing system.

The low slope EPDM component is an in-kind replacement of two existing +/- 374 sf low slope EPDM roofs over two three story building extensions on the south end of the east and west wings of Building 104. After demolition, disposal, and any necessary repairs, each existing low slope roof is to be provided with a new, fully adhered 60 millimeter (EPDM) single membrane roofing system and all associated manufacturer require roofing system components. This is an in-kind replacement that includes new closed cell (3” minimum) rigid foam roof insulation and ½ inch class A fire rated roof boards, on all low slope roof surfaces.

Demolition and disposal of two existing +/- 374 sf low slope EPDM roofs over two three story building extensions on the south end of the east and west wings of Building 104.

After demolition, disposal and any necessary repairs, each existing low slope roof is to be provided with a new, fully adhered 60 millimeter (EPDM) single membrane roofing

PR# 2015-5365 Re-Roof Building 104 - Metal Shingle Panels system and all associated manufacturer required roofing system components including new closed cell (3” minimum) rigid foam roof insulation and ½ inch class A fire rated roof boards, on all low slope roof surfaces. The low slope roof re-roof component of this project is also an in-kind replacement with the two low slope roof surface areas being re-roofed with a new glue down sheet plastic product (EPDM) system.

As part of the low slope roof renovation, the existing metal fascia/gutter/downspout assembly will be removed and replaced in kind with a new metal fascia/gutter/downspout assembly, matching the original as closely as possible. The main building (steep slope) metal clad cornice and face mounted gutter system are to remain as is. The two secondary low slope roofs and the deteriorating main (gable) roof to be demolished and re-roofed consist of the entire third story roofs of Building 104 located at Rock Island Arsenal (RIA). See attached B104 PLANS, SECTION, DETAIL DRAWINGS, Drawing # 1.

1.1.2 The scope of this project requires the Contractor to provide complete demolition, removal and disposal services for the currently installed asphalt composition shingle system and all existing roofing system components.
