About this file

The document is a comprehensive technical specification for the Leon County Supervisor of Elections Building Roofing Project in Tallahassee, Florida, prepared by Barnett Fronczak Barlowe & Shuler Architects. The project involves a complete roof replacement for the approximately 60,000 square foot facility located at 2990-1 Apalachee Parkway, which includes removing the existing roof membrane, insulation, and parapet caps, and installing a new Polyvinyl-Chloride (PVC) roofing system. The project also includes replacing up to ten rooftop HVAC units, installing new roof curbs, and replacing approximately 300 linear feet of existing 4-inch sanitary sewer pipe with a new 6-inch PVC pipe. The technical specifications provide detailed requirements for materials, installation procedures, quality assurance, and performance standards across multiple specification sections.

The project will be executed under a single prime contract with specific requirements for submittals, product data, testing, warranties, and installation methods. The roofing system requires a 20-year No Dollar Limit Warranty from the manufacturer, and the contractor must provide a five-year warranty covering workmanship and materials. The estimated project scope includes provisions for thermal movement, wind uplift resistance, and compliance with various industry standards such as FM Approvals and SPRI wind design standards. The specification documents outline precise technical requirements for roof membrane, insulation, flashings, metal work, and accessory components, indicating a comprehensive and technically rigorous approach to the building envelope renovation.
