About this file
This Statement of Work (SOW) outlines requirements for semi-annual inspection and preventative maintenance of 65 automatic doors across three buildings (20, 24, and 21) at the USDA/NCAH campus in Ames, Iowa. The buildings contain Stanley Magic Force operators with MC521 controllers (Buildings 20 and 2) and Horton 7100/4100 operators (Building 21).
The contractor must perform comprehensive door maintenance twice yearly (April and October), including inspection of door panels, frames, arms, linkages, operators, pivots, hinges, safety sensors, and motor/gearbox components. All work must comply with ANSI 156.19 standards. Key requirements include verifying door speeds, checking safety systems, inspecting decals, testing locking mechanisms, and documenting conditions. Reports must be submitted within 10 working days to the COR. Security requirements mandate 2-week advance notice, contractor check-in at the main gate, and work hours between 7:00 AM and 5:00 PM. The NCAH will provide escorts for technicians and location diagrams. Any non-standard wear and tear or safety issues must be immediately reported, and authorization is required for billable part replacements.
