About this file

This is a specification document for the Police Department Relocation project at College of Coastal Georgia (CCGA-2310), issued by the Board of Regents of the University System of Georgia. The project involves renovations to the existing Plant Operations/Facilities Building located at One College Drive, Brunswick, Georgia 31520 to accommodate the relocation of the Police Department. The scope includes selective demolition, installation of metal door frames, wood doors, finish hardware, non-load bearing metal studs, gypsum board, suspended acoustical ceiling systems, resilient flooring, carpet tiles, paint, interior signage, HVAC systems, plumbing, fire alarm systems, lighting, data, and power infrastructure. Work hours allow for 24/7 operations except for disruptive noise-producing activities, which must occur between 7:30 AM and 11:00 PM Monday through Friday. The contractor must coordinate extensively with the Owner's representative and maintain precautionary measures to protect building occupants since the building will remain fully or partially occupied throughout the project duration. The specifications include detailed requirements for temporary facilities, waste management, environmental controls, and dust containment to minimize disruption to campus operations.

The contract includes three deductive alternates that bidders must address: deletion of Roof Top Unit RTU-4 with reuse of existing equipment, deletion of solid surface counter and countertop at the Reception/Lobby wall, and deletion of hollow metal door frames and wood doors with hardware to be provided by the Owner for contractor installation. The contractor is responsible for providing dumpsters, temporary utilities connection equipment, and maintaining hazardous materials documentation through Material Safety Data Sheets prior to use. Payment procedures require submission of a Schedule of Values broken down by specification section, with updated schedules accompanying each Application for Payment. The contractor must provide comprehensive closeout documentation including marked-up shop drawings, operation and maintenance manuals, manufacturer warranties, test and balance reports for HVAC systems, and extra materials equal to five percent of installed quantities. All work must comply with OSHA requirements, Georgia environmental laws, and fire code standards, with the general contractor providing one-year warranties on all work and extended warranties on specific items such as cylindrical locksets (seven years), exit devices (five years), and door closers (ten years).
