About this file
This is a Scope of Work (SOW) for a water tank integration and booster pump system installation project at the U.S. Mission in Pretoria, South Africa, prepared by the U.S. Department of State's Overseas Buildings Operations division.
The project involves connecting an existing water storage tank at 30 Gemsbok Street, Koedoespoort Industrial, Pretoria to the warehouse's internal water distribution system to ensure continuous water circulation, prevent stagnation, and provide backup supply during municipal outages. Key deliverables include: (1) water tank connection with inlet/outlet pipework and isolation ball valves; (2) supply and installation of a three-stage industrial water filtration system (sediment pre-filter, activated carbon filter, and fine polishing filter); (3) supply and installation of two DAB Esybox Max booster pumps on a DAB Esytwin platform allowing tandem or independent operation; (4) complete pipework and fittings appropriately sized for system flow and pressure; (5) bypass valve system enabling isolation of the backup system; and (6) system commissioning, pressure testing, and documentation. All work must comply with South African National Standards (SANS) including SANS 10252-1 (water supply installations), SANS 10086-1 (pumping systems), SANS 10142-1 (electrical installations), and applicable Tshwane Metropolitan Municipality regulations. The contractor must employ registered plumbers through the Institute of Plumbing South Africa, obtain necessary permits, maintain safety compliance per the Occupational Health and Safety Act 85 of 1993, submit a detailed site-specific safety plan for Post Occupational Safety & Health Officer review, and provide as-built drawings, pressure test certificates, commissioning reports, equipment warranties, and a compliance certificate upon completion. The project contact is Robert E Tshabalala (010 452 2188 / TshabalalaRE@state.gov), with alternate contact Zander Smuts (079 111 7150 / SmutsZ@state.gov).

SCOPE OF WORK
Project: Water Tank Integration & Booster Pump System Installation
Location: 30 Gemsbok Street, Koedoespoort Industrial, Pretoria, 0186
Project Overview
The purpose of this project is to connect the existing water storage tank to the warehouse water distribution system. The installation will ensure water circulation throughout the building to prevent stagnation and water quality deterioration, and to provide a reliable water supply during municipal water outages.
1. Water Tank Connection
• Connect the existing water storage tank to the building's internal water distribution system.
• Install inlet and outlet pipework as required to integrate the tank into the system.
• Install a ball valve on the inlet pipe and a ball valve on the outlet pipe to allow isolation of the tank for maintenance purposes.
• Install a bypass valve arrangement to allow the backup water system to be isolated and bypassed without interrupting water supply to the building.
2. Three-Stage Industrial Water Filtration System
• Supply and install a three-stage industrial water filtration system, comprising:
o Stage 1: Sediment pre-filter (to remove suspended solids, sand, and particulates) o Stage 2: Activated carbon filter (to remove chlorine, odours, and organic compounds) o Stage 3: Fine filtration/polishing filter (to ensure water quality suitable for building use)
• All filter housings, fittings, and associated pipework to be supplied and installed by the contractor.
• Filter housings to be rated for the operating pressures of the system.
U N C L A S S I F I E D P a g e 2
3. Booster Pump System
• Supply and install two (2) DAB Esybox Max booster pumps mounted on the DAB
Esytwin platform.
• The Esytwin platform shall allow both pumps to operate in tandem or independently, providing redundancy and variable flow capacity.
• Electrical connections to the pump system to be carried out by a registered electrician in accordance with applicable standards.
• The contractor shall commission the pump system and confirm correct operation, pressure settings, and flow rates upon completion.
4. Pipework & Fittings
• Supply and install all pipework, fittings, connectors, and supports required to complete the installation.
• All pipework to be appropriately sized for the system's flow and pressure requirements.
• All joints and connections to be pressure-tested upon completion.
5. Bypass System
• Install a valve arrangement to enable the backup water system (tank and pumps) to be fully bypassed, allowing direct municipal supply to the building when the backup system is not required or is undergoing maintenance.
• Bypass valves to be clearly labeled for ease of operation.
6. Commissioning & Testing
• The contractor shall commission the complete system upon installation.
• Pressure testing of all pipework and connections shall be conducted and documented.
• The contractor shall demonstrate the operation of the system to the CO's representative, including normal operation, bypass mode, and filter maintenance procedures.
• A commissioning report shall be submitted to the client upon project completion.
