Statement of Work Summary
This is a Statement of Work (SOW) from the U.S. Embassy in Pretoria, South Africa, for a comprehensive interior plumbing, bathroom fit-out, and heat pump installation project at a residential property designated Canopus 214. The project involves complete renovation of stripped interior spaces requiring new copper ring-feed water distribution systems, waste lines, drainage infrastructure, full floor and wall tiling across multiple areas, fixture installation, and integration of two government-supplied heat pump geysers.
The scope encompasses seven distinct areas: Ground Floor Bathroom, Master Bathroom Ensuite (Upper Floor), Bathroom 2 (Upper Floor Passage), Staff Quarters Kitchen, Staff Quarters Bathroom, and Laundry Area. All installations are entirely new with no reuse of existing plumbing infrastructure. The contractor must provide a complete turn-key fit-out including waterproofing, full tiling, fixture installation, and surface reinstatement to original or improved condition. Specific requirements include copper piping per SABS 200 Class B standard, minimum 50mm waste pipes for basins and showers, 110mm soil pipes for toilets, pressure testing at 1.5x operating pressure for minimum two hours, and 24-hour flood testing for waterproofing. The project duration is eight weeks from Purchase Order issuance. Pricing must be submitted with separated labor and material costs for each of eleven defined tasks. All contractor personnel require security vetting prior to site access. The contractor is responsible for a 12-month installation and workmanship warranty covering all plumbing, waterproofing, tiling, and surface reinstatement work. Safety compliance with South African regulations, OSHA, and U.S. Army Corps of Engineers standards is mandatory, with specific requirements for PPE, hazard communication, electrical work by registered electricians, and daily safety protocols.
