About this file
This is a Technical Specification document for Construction Schedule requirements issued by a Texas municipality for the Replacement Well No. 5 & Control Building project, with an engineering estimated budget of $6,900,000.00. The specification establishes mandatory scheduling procedures for bidders and contractors, requiring submission of a Preliminary Construction Schedule as part of the initial bid proposal that demonstrates the bidder's ability to achieve Substantial Completion within the proposed calendar days. Following contract award, contractors must submit a Detailed Construction Schedule for City review and acceptance prior to commencing any construction activities. The detailed schedule must comprehensively identify all work activities, sequencing, durations, critical path activities, milestones, procurement lead times, and known constraints, with the number of calendar days proposed by the bidder establishing the Contract Time upon award.
The construction schedule must be submitted in Microsoft Project format or similar software, displaying activities, durations, start and finish dates, precedence relationships, and Gantt charts, with one PDF copy and one schedule file copy (.mpp) required. The specification mandates that schedules address major proposal items, long lead-time equipment or pre-fabricated items, engineering design and shop drawing requirements, critical path activities controlling Substantial Completion, initial acceptance inspection and punch list resolution, and final inspection and deliverable submittals. Any updates or revisions to the schedule must be submitted when rain days or time extensions are approved by the City, with such approvals requiring separate City authorization.
