Q&A Compliation

Q&A #Drawing/Spec.
ReferenceSubjectDescriptionResponses
1C 1.4Please confirm that the roof components that are going to be replaced include not only the thermal - acoustic roof deck, but also the roof beams. This because the current beams are clearly in bad shape, visibly corroded and with great spacing between each other. The required work is to perform a replacement of the existing roof with new thermal acoustic roof. Also at the last publication, we had included to perform paint maintenance of the metallic structure. But it is needed to clarify that it does not include a structural reinforcement of the structure. If this will be needed, it will be analyzed during construction process.
2C 1.4The awarded contractor will install a new roof structure over the existing metallic structure composed of steel frames. Please confirm that the contractor is required to perform a structural analysis of the existing structure, to ensure the structural integrity of the overall new structure, which may conclude that structural reinforcement is required. This in the understanding that the contractor will be responsible for the new structure. If structural reinforcement is required that may significantly increase the cost of the project (pending the analysis to estimate costing). Currently we are preparing the bid assuming no structural reinforcement would be required. The solicitation does not include a structural reinforcement of the existing building. It includes all the design and build of the new structure for the management area. During the soil survey and structural analysis of this area, we will have more information in order to define any type of reinforcement for the existing structure, therefore proposals should not include a reinforcement of the existing structure.
3C 1.7When contemplating the design and integration of the electrical system, we assume that the current electric installation of the area that isn´t going to be renovated is compliant with the current electric Costa Rican guidelines and regulations. In order integrate the new installation with the existing installation onto the new electric board, the existing installation for the area not going to be renovated has to be compliant in order to achieve an overall system compliance with the current electric Costa Rican guidelines and regulations. If the existing electrical installation of the area that isn´t going to be renovated isn´t compliant, the changes required in order to make it compliant would increase the cost of the project. We have to assume that actual installations accomplish with local electric regulations. The request is to perform a new electric system just for the area of renovation and continue providing with the electric service for the other area. If during the construction process, the local electric company requires the improvement of the existing installations of all the building, this is something that will be analyzed with the beneficiary and it is not part of the contract.
