Interior Inspections (weekly) Administration and S&P Buildings
Inspection and PM Check
Administration Building
1 Enter conditioned spaces and check the lights, and temperature and condition.
1a Ensure the space is warm and thermostats are set to 55 degrees Fahrenheit. If space is below 50 degrees, check thermostat. Adjust as necessary.
1b Inspect for cleanliness
1c Inspect for pest damage.
1d Inspect for vandalism and security breaches. If found, immediately call Base Kodiak’s Command Security Officer at (907) 654-4152.
1e Inspect windows from inside for water and other damage
1f Inspect mechanical systems, including boilers for leaks and flooding
1g Inspect ceiling tiles for indication of roof leaks. Investigate further if tiles are stained or waterlogged.
1h Flush all toilets and urinals, run water in all sinks to keep trap full.
1i Ensure all refrigerators and freezers are secured with the doors open.
S&P Building

Fill Boiler Fuel Tank (as required)

1 Administration Building
1a Inspect fuel tank for visible leaks. Fill tank to a maximum of 500 gallons when level drops below 250 gallons, coordinate with local vendor on a keep fuel contract. The fuel truck drivers has the keys to open the mechanical room.
2 S&P Building
2a Inspect fuel tank for visible leaks. Fill tank to a maximum of 3,600 gallons when level falls below 2,400 gallons. To check fuel level measure sight gauge in feet and inches and compare to chart located on tank, coordinate with local vendor.

1 Check engine oil and transmission fluid levels.
2 Start and run for 5 minutes.

1 Check engine, transmission, and hydraulic fluid levels.
2 Check hydraulic hoses for deterioration, cracking or leaks.
3 Perform general walk around inspection.
4 Perform general engine area inspection.
5 Check tires for proper inflation.
6 Start and run engine for 5 minutes

Fire Alarm System (annually)
Administration and S&P Buildings Inspection and PM
To be performed by a certified inspector in accordance with NFPA 72 Check
1 Visually inspect all alarm equipment including all pull boxes located throughout the S&P building and administration building for obstructions or physical damage.
2 Inspect panel located in S&P building outside room 202 and clean dirt and dust from panel faces.
3 Notify all parties prior to testing.
4 Conduct operational test of initiating and signal transmitting devices by zone and area. For those circuits that do not operate properly, check detectors, control units, and annunciators for dust or defective components.
5 Check battery voltages on all installed batteries.
Operationally test 10% of the total number of spot type rate of rise heat detectors and all smoke detectors. For those units that do not pass the operational test, isolate problem to circuit, device or control unit. Make minor repairs and replacements. Where replacement of a defective unit is required, remove unit, tag location on both the panel and where the unit was installed with a readily visible tag, re-establish circuit.
7 Ensure system is back on line and notify all parties that system is back in service.

Boiler Inspection (annually)

1 Check combustion chamber for oil and gas leaks.
2 Inspect and clean oil burner gun and ignition assembly where applicable.
3 Air Intake damper for S&P building boiler
3a Remove air access door
3b Clean out dirt and debris.
3c Lubricate damper pivot points.
3d Reinstall air access door
4 Change boiler fuel oil filters
4a Secure isolation valves.
4b Drain oil from housing.
4c Remove old filter.
4d Clean filter housing and associated parts.
4e Inspect filter housing, inlet and outlet for damage.
4f Inspect seals for damage, replace as needed.
4g Install new filter.
4h Check for leaks.
Check operation of boiler low water cut off devices.
6 Check hot water pressure gauges.
7 Inspect and clean water column sight glass (or replace).
8 Clean fire side of water jacket boiler.
9 Check condition of flue pipe, damper and exhaust stack.
10 Check boiler operation through complete cycle, up to 30 minutes.
11 Clean area around boiler.

Snow Removal (as required)
Administration Building, S&P Building, and Airport Fuel Cache
Inspection and PM Check
Perform snow removal after a storm event when total snowfall for that storm event reported by the National Weather Service is over 2". Work requirements must be complete within 36 hours of the cession of the event. Subsequent drifting snow in maintained areas over 6" in depth shall also be removed within 72 hours of accumulation.
1 Administration Building
1a Clear snow as needed from the main entrance of Admin Building and door to Admin Building fuel storage.
1b Ensure snow is not blocking any mechanical intakes/exhausts.
2 S&P Building.
2a Remove snow to allow access to the building at the SE entry door
2b Remove snow to create a vehicular path from the loader bay to the main entrance of the Administration Building, and then from there to the airport road.
2c Ensure snow is not blocking any mechanical intakes/exhausts.

Standing up the AVSUPFAC (as required)
Administration and S&P Building
Inspection and PM Check
1 Admin Building (complete Items 1a-e within 8 hours of initial notification)
1a Adjust thermostats to 68 degrees in conditioned spaces.
1b Plug in 2 refrigerators in the kitchen, 1 in the break room, and the chest freezer in the mess desk.
1c Remove snow to allow emergency exit to operate and provide a clear egress path from the building.
1d Operate all exit doors.
1e Remove snow in Admin Building parking lot.
2 S&P Building
2a Clear snow as needed for exit at north end of galley wing
2c Remove snow in front of vehicle bay and snow cat overhead doors.

Post Occupancy Shutdown of the AVSUPFAC (as required)

1a Adjust thermostats to 55 degrees in conditioned spaces.
1b Unplug/Secure all refrigerators and freezers. Leave doors open
