PHASE IIIA:
DEMOLISH EXTERIOR SIDEWALK AND PARKING LOT AS NECESSARY TO CONSTRUCT THE NEW BUILDING ADDITION. REMOVE EXISTING EXTERIOR MECHANICAL EQUIPMENT. PROVIDE FILTERS FOR AIR INTAKE AND EXHAUST VENTS FOR EXISTING INTERIOR AIR HANDLER. CONSTRUCT BUILDING SHELL AND ROOF TO INSTALL NEW ROOFTOP MECHANICAL EQUIPMENT. CONTRACTOR TO PRIORITIZE INSTALLATION OF NEW ROOFTOP UNITS TO MINIMIZE THE TIME THE VA WILL DEPEND ON TEMPORARY HEATING AND COOLING EQUIPMENT. THE FOLLOWING MEASURES WILL NEED TO BE TAKEN TO MAINTAIN HEATING AND COOLING CAPABILITIES IN THE EXISTING BUILDING UNTIL THE NEW EQUIPMENT IS INSTALLED AND
OPERATIONAL.
ADMINISTRATIVE SIDE:
COOLER MONTHS: THE EXISTING AIR HANDLING UNIT IN THE EXISTING MECHANICAL ROOM WILL
REMAIN INSTALLED AND OPERATIONAL UNTIL THE NEW ROOFTOP UNITS ON THE ADDITION ARE
INSTALLED AND OPERATIONAL. DUE TO THE CONSTRUCTION DUST AND DEBRIS, THE OUTSIDE AIR INTAKE FOR THIS UNIT WILL REQUIRE FILTRATION AND SHUTTING OFF ALTOGETHER, AT LEAST TEMPORARILY, TO AVOID DISTRIBUTING DUST WITHIN THE OFFICE SPACES. THE EXTERIOR CONDENSING UNIT WILL NEED TO BE REMOVED IMMEDIATELY BUT THAT IS FOR COOLING ONLY. THE EXISTING OFFICE AREA IS SERVED BY VAV BOXES WITH ELECTRIC REHEAT, WHICH ALL WILL REMAIN. THEREFORE, THE
HEATING FOR THE OFFICES WILL OPERATE UNTIL THE NEW ROOFTOP UNITS ARE INSTALLED.
WARMER MONTHS: THE EXISTING AIR HANDLING UNIT IN THE EXISTING MECHANICAL ROOM WILL REMAIN OPERATIONAL TO CIRCULATE AIR THROUGHOUT THE BUILDING FOR VENTILATION. THIS UNIT WILL NO LONGER HAVE THE CAPABILITY TO PROVIDE COOLING DUE TO THE REMOVAL OF THE EXTERIOR CONDENSING UNIT, HOWEVER IT WILL BE USED TO DISTRIBUTE THE TEMPORARILY CONDITIONED AIR IN THE EXISTING SPACES. THE COOLING WILL BE PROVIDED BY TEMPORARY PORTABLE AC UNITS THAT WILL BE INSTALLED INSIDE THE EXISTING SPACE AND EXHAUSTED TO THE EXTERIOR. COOLING OF THIS SPACE WILL REQUIRE TWO 5-TON PORTABLE AC UNITS LOCATED AT EACH END OF THE OPEN OFFICE
AREA. THE PORTABLE AC UNITS WILL REQUIRE A FLEX DUCT EXTENDED TO THE EXTERIOR TO
DISCHARGE THE WARM AIR.
SHOP SIDE:
COOLER AND WARMER MONTHS: ALL HEATING AND COOLING CAPABILITIES WILL BE REMOVED ONCE THE EXTERIOR UNIT FOR THIS SPACE IS REMOVED. MOBILE TEMPORARY UNITS WILL BE REQUIRED TO HEAT AND COOL THE SHOP SIDE OF THE EXISTING BUILDING. THESE UNITS CAN BE DELIVERED TO THE SITE AND DUCTED INTO THE EXISTING DUCTWORK FROM THE EXTERIOR OF THE BUILDING OR DUCTED DIRECTLY INTO THE SPACE DEPENDING ON THE PROGRESS OF THE ADDITION. THE CONTRACTOR WILL
NEED TO PROVIDE ACCESS AND CLEARANCE FOR THE TEMPORARY DUCTWORK THROUGH THE
CONSTRUCTION SITE UNTIL THE NEW ADDITION SHELL AND ROOF ARE CONSTRUCTED AND THE NEW

SHOP HVAC EQUIPMENT IS INSTALLED AND OPERATIONAL ON THE ROOF. THE LOCATIONS FOR THE
TEMPORARY EQUIPMENT WILL BE COORDINATED AND APPROVED BY THE VA.
ONCE THE NEW ROOFTOP EQUIPMENT IS INSTALLED AND OPERATIONAL, THE TEMPORARY DUCTWORK AND UNIT FOR THE TEMPORARY COOLING AND HEATING WILL BE REMOVED. THE EXISTING INTERIOR AIR HANDLING UNIT IS TO BE DEMOLISHED AND REMOVED PRIOR TO INTERIOR FINISH WORK. INTERIOR FINISH WORK TO TAKE PLACE AFTER THE BUILDING ADDITION IS ENCLOSED AND THE NEW ROOFTOP
EQUIPMENT IS OPERATIONAL AND TIED INTO THE EXISTING BUILDING DUCTWORK.
PHASE IIIB:
DEMOLISH WALLS ON THE INTERIOR OF THE EXISTING ADMINISTRATION AREA. CONSTRUCT NEW WALLS TO CREATE NEW OFFICES. FLOORING AND CEILING MODIFICATIONS WITHIN THE EXISTING
BUILDING WILL TAKE PLACE IN THIS PHASE.
PHASE IIIC:
REPLACE EXISTING CARPET IN THE REMAINDER OF THE EXISTING ADMINISTRATION BUILDING. REFER TO FINISH SCHEDULE FOR CARPET SELECTION. ALL WORK TO OCCUR AFTER HOURS BETWEEN 5:00 PM AND
6:00 AM AND ON WEEKENDS.
GENERAL: DATA ROOM 106 SPLIT SYSTEM AC UNIT TO REMAIN OPERATIONAL DURING CONSTRUCTION TO PREVENT DAMAGE TO OVERHEATED IT EQUIPMENT. SPLIT SYSTEM OUTDOOR CONDENSING UNIT TO BE RAISED ABOVE GRADE, MOUNTED TO EXTERIOR WALL AND PROTECTED AGAINST DAMAGE DURING ADDITION CONSTRUCTION. EXISTING SPLIT AC SYSTEM TO BE REPLACED BY NEW SPLIT SYSTEM, WITH ROOF-MOUNTED CONDENSING UNIT, ONCE ADDITION ROOF CONSTRUCTION IS COMPLETE. DURING CHANGEOVER TO NEW UNIT, IT IS UP TO THE CONTRACTOR TO PROVIDE TEMPORARY COOLING OF
DATA ROOM DEPENDING ON THE DURATION THE ROOM IS WITHOUT COOLING.
GENERAL: EXISTING DOMESTIC AND FIRE WATER SERVICE LINE NEEDS TO BE RELOCATED TO THE EAST, OUTSIDE OF THE NEW ADDITION FOOTPRINT. NEW WATER LINE TO BE INSTALLED AND CONNECTED INTO SITE WATER SYSTEM PRIOR TO REMOVING OR ABANDONING EXISTING LINE. CONNECTION OF
EXISTING WATER LINE TO NEW WATER LINE TO BE COMPLETED WITH LIMITED DOWNTIME SO
BUILDING CAN REMAIN OPERATIONAL AS MUCH AS POSSIBLE. ANY WATER SHUTOFFS AND DOWNTIME
WILL BE COORDINATED AND APPROVED BY THE VA.
PART IV - ADDITIONAL CAMPUS WORK:
